Building a home with a builder relatively new to SA, just got the soil test and engineering report back today. The soil reactivity came in at "M-D", our standard inclusion allows up to "M". What has been everyones experience with "M-D"?? Is "M-D" considered another category 'worse' than "M"? Also, the site "classification" was "P" due to 'tree effects'. I can't see this being toooooo much of an issue but we will see. The reason for the "M-D" not just "M" was due to it being a difficult site to "cut" due to shallow rock. The site is quite level... It was previously vineyard. We are catching up with the builder some time next week. It would be nice to know a little bit more about this before I actually meet with the consultant. This together with the comment about trees seems to indicate that the overall rating of P(Problem) is justified. You mentioned "deep seasonal moisture variations". The builder did mention the movement between summer and winter is 27mm if that helps? We have signed our contract for the land "subject to soil test". So we can back out. It's quite a unique block so we are going up have to decide if the extra costs are worth it Can you provide estimates of extra costs? Obviously don't go agreeing to any sort of contract that will lock you in until you have a final price. I've heard of total sire works equaling $50k+, that's not a surprise you want later when your locked in. I am not sure whether Perth has its own way of doing things in regards to this.
