Browse Forums Building A New House Re: Stepdown to Garage - What are your opinions 8Feb 05, 2013 8:22 am FND By the way, today I had a discussion with Big Kev about the stepdown to garage. He said he thinks that garage without stepdown is not ideal because of water drainage, especially if the driveway is sloping down towards the house. I did ask henley to make my house to have a stepdown to garage and they said its going to cost me $450 to make it a stepdown to garage. I asked them why it is more expensive when less concrete is used? the response is because to have a stepdown, they need to cut that garage area and this requires more work. So I went back to Big Kev and asked for his opinion again. His advice is he would pay the extra cost to have the stepdown, which is what I will do. The other benefit with having stepdown is I think the dust from the garage will not come into the house as easily. Having the garage at the same level as the house, I would think that the dust can go into the house through the small gap under the door? This is just my opinion though, and I may be wrong. Hi FND, Does the extra $450 include stepdown to the garage, portico and alfresco or just the garage? My admin said it will cost around $500-$600 for stepdown (but I havent confirmed whether this is for the garage only or all external areas). And she also said that stepdown used to be a standard inclusion in Henley homes... My admin said that the stepdown requirement depends on the slope of the land. However, based on my land developer (stockland), stepdown is a standard building regulation (maybe for my estate). Anyhow, I'll confirm everything in tender.
