I am really hoping someone can assist me with a few questions, as this will be my first time buying house and land My fiancé and I are hoping to buy land in the newly released Alkimos Beach estate. From reading some forums it appears a lot of people are getting stung with the site works costs when they go to do their pre-start. As we are on a tight budget I don't want to get caught with an enormous figure at this stage! Has anyone built or started to build in Shorehaven or even Trinity that can give me an idea of what it might cost us in that area? Also, someone mentioned in one of the forums that the salt water from the ocean causes problems if you live too close - does anyone know what these might be? Both of us are 28, first home buyers with a 6 month old and are so excited to get started on our home Thanks! Re: Shorehaven Alkimos or Alkimos Beach - Help Please! 2Feb 04, 2013 12:49 pm how far away are you from the beach. we are about 3 kms away . and we get the sea breezes through with the new home there was not much we have had to worry about . but we always check that the items in the alfresco was resistant to salt etc. we have lived close to the beach (about 5kms) for a long time and have never had any problems. i think what most people worry about is rust with the salt water and the salt scum that can build up on windows ( i think that is what it is called). site costs check out how flat your land is if on a slope site costs can grow. just had a look at the website it looks a lovely place Re: Shorehaven Alkimos or Alkimos Beach - Help Please! 3Feb 04, 2013 1:07 pm Thanks 1rocky. We will be about 3k's from the beach also. The lots are sloping lots and we were told it can cost a bit extra depending on how steep the slope but that it shouldn't cost more than a few thousand. Re: Shorehaven Alkimos or Alkimos Beach - Help Please! 4Feb 04, 2013 1:22 pm we have a sloping block on the mid north coast of NSW we were also told it would not be more then three thousand and when we went to build it was much more . and the sales person who sold us the land their company wanted to quote way over fifty thousand we did not go with that builder) i would do more research go to the display homes talk to other home owners in the street etc and if it sloping consider a split level home to cut costs. Re: Shorehaven Alkimos or Alkimos Beach - Help Please! 6Feb 04, 2013 1:35 pm no worries. you can have a look at our build to give you an idea of slope etc. viewtopic.php?f=31&t=61782 Re: Shorehaven Alkimos or Alkimos Beach - Help Please! 7Feb 04, 2013 2:39 pm living close by the ocean isnt a big problem really.. we are building 400m from the beach and the main thing we have had to ensure is that all the steel lintels that are used in the house are hot dip galvanised so they dont rust from the sea air.. also if you are having an alfresco try to have it sheltered from the south westerly breezes because on a windy day it can make sitting in your alfresco unbearable..this caused my folks to move from their previous house.. and if you are having a tiled roof then you need sarking underneath the tiles.. this is an extra 3-4 thousand dollars so make sure if your builder offers tiled roof that they include the price of sarking before you sign the contract.. one last thing which is small but if you are putting stainless steel outdoor lights on the house that is close to the beach its worthwhile spending the extra 30 dollars a light to get marine-grade stainless steel so they are more tolerant to the salt in the air.. hope this helps Re: Shorehaven Alkimos or Alkimos Beach - Help Please! 8Feb 04, 2013 2:49 pm Thanks for taking the time to give that advice Coll88. I havent heard about alkimos having high site works.. i know byford area get slugged cause its clay.. maybe go into the displays and ask some of the sales consultants.. they would have to have clients in the area building. Fingers crossed it will look OK 😀 2 7171 i had the my concreters concrete right up to the fence. I have pits all along my path, so the water tends to drain away from the house and into the pits.
