In my case once the fences went down we had 2-3 weeks before settlement which then the valuation was done. I know other banks didnt even need the fences down as they could view it from a distance and look at the master plan of the area. I didnt have any problems regarding the valuation amount it was spot on. Re: Land valuation at The new Rouse hill (Casurina) 4Feb 05, 2013 8:58 am Thanks for your reply. But at casurina the fences are still there and the settelment is due within a week and they are not allowing access to the land. But, my valuer wants to see the property. If so they may be better placed to help you. I assume you've tried the developer? They will have to let the fences down before settlement as they cannot lock you out when you own it. Ours went down 2-3 weeks prior. Are all the roads and street trees planted? A lot of the time they leave the site fences up until the last moment to avoid anyone illegally dumping (which if is on your block is your cost to remove) and also OH&S reasons.
