We're not using Plantation shutters. I would suggest to add them into the tender quote. I'd suggest to add anything you'd like to know into the tender stage. Deleting item from the tender is a lot easier than adding them in. Add allowance for kitchen upgrade, electrical upgrade, landacapes. These allowance should give enough real value in case you're getting a finance from bank. And also home owner insurance only covers the value of the original contract value which based from original tender, not including post contract variation. I've learnt this too a bit late. I'm planning to do solar later after handover. There are lots of good deal out there. Although I heard from a friend that if the external solar installer made a 'boo boo' with the roof, WH will not going to cover if anything wrong happen on the roof. Again this may be just a speculation. You can decide yourself. The reason we choose roof tiles was because we like the range. I heard that colorbond roof maybe loud during heavy rain. It also seems more durable than tiles. So are you still going ahead with Impression design? They are giving us 9K landscape voucher, do we need to allow for more? Kitchen upgrade, as part of prestige package we got 40mm benchtops, DW, prefers polyurethane doors not laminex so may need to add that. any other gotchas, yes we are going ahead with a impression 37 with some mods. During my research on electrical plan, I only found a few plans that useful to me. Even on my plan I missed several things like more powerpoints in some corners, more junction boxes etc. $9K landscape voucher?? That's very good. I only got $5.5K. Landscaping is one big spending too in building a house. I've read that 10% of the value of the house is a good ballpark figure for a standard landscape. Just a driveway would cost you $5k-$8k. Not to mention if you need to fill in some soil for a level backyard, retaining walls and plants. We spent quite a bit for kitchen because we totally change the kitchen layout from the original design. Forgot to mention about allowance for tiling and flooring. You probably want to upgrade some tiles, feature tiles, better carpet and better underlays. Are you getting the optional Lanai and alfresco? I was considering that plan too. We have one of the best experience with BetterView, quick communication, not pushy during the meeting on site and the quote was within the budget if not cheaper. @ugly99 I'd suggest to add allowance into the tender although in the end after the appointment with dilorenzo say you decide to do the flooring yourself then at least the original tender already have the allowance for flooring which should help in terms of Home Owner Insurance figure and Bank finances. I didn't know about any of this too. I also found out that you can have appointment with stairs company who build the stairs for WH. We didn't get inform about this choice at all. You can choose any style you like albeit with extra cost. Onewheel upgraded their stairs if you want some reference. I didn't upgrade the stairs at all since we don't know we had the option. Apparently that's the termination points if you requested WH to install network points. The Wisdom Upgrade Cost thread is here for anyone's looking viewtopic.php?f=31&t=62519 There's something we'd like to share, specially for user darali who brought up the topic to us. We found out that it is important to know your landscape design and the position of the house/slab level early during the landscape design planning especially if you build on a corner lot like us. We also found out the important of this quite recently when we have to fill in quite a lot of soil to make our backyard in nice and level condition. This requires two sets of retaining wall because ThePonds requirements only allows max 600mm high retaining wall. If the slab/house level was placed lower, we would not need the second retaining wall. One retaining wall costs us close to $10K. So our solution at the moment is to use one single retaining wall but let the backyard a bit of a slope. We're a bit lucky that we can have a bit of a slope but just in case that your situation may be different. Anyway, you have to have an opportunity to liaise with a landscape designer, either via WH landscape or external contact, to come up with landscape plan to be submitted to the council for a DA approval. It might be useful to check with the landscape designer the best way for the slab to sit in a particular level with your choice of landscape design. I think you have to worry about this right after you have the first drawing after they survey the land. Then when you gave the drawing to the landscape designer you can worry and ask if you need a retaining wall and probably adjust the proposed slab level to be adjusted with the landscape design so you have a nice and level backyard. On other note. We've heard from Wisdom Landscape today that our driveway can be installed in about 1.5 week. This is great. That means we're very close with our handover. Featured wall painting is extra cost. I think standard wall costs $300. We only asked for the stairs wall since its harder to do ourselves. It costs $600. We just use the standard alarm with standard sensors. We've added a translucent glass for the front door. Extra $120. You can do it yourself post handover but from my friend who did it recommended us to spend it with the builder. Neat and a lot cleaner than do it yourself. Since Betterview price is the same as with WH if you put them together in the same tender then they can be installed before handover. Having said that Betterview is WH primary supplier so they have access to your house plan and builder masterkey. It's a lot easier to measure and quote. One downside is to keep their costs down, they do not have shop front for you to see. They will come to you to show their samples. I've never meet my SS up to this point however 90% of the time he calls us every Friday with update on what's going on and what's next to be done. We're blessed to have such an amazing SS. Flexible yet get the things done quickly. In a few weeks we'll be seeing him face to face for the first time during PCI. Every SS is different according to stories in this forum. Over the weekend we were advised on the date for informal walkthrough. The date is Fri, 14 Feb 2014. SS didn't mention the term PCI, he only mentioned informal walkthrough. Go figure. At least nearly finished. We also decided to get an independent inspection organised before then as they would know what to inspect that we'd probably missed. We are very happy with the work from Wisdom Homes so far.
