Our land drops down about 5m from the road, and about 3-3.5 across the building area. Hungry for any ideas/pics/links that others have found useful. Atom that is an amazing house you are going to have there mate! Some great ideas that echo my own thoughts, plus plenty of new ones to ponder... you are definitely right about splits! I'm in QLD too (building at Upper Coomera, Gold Coast) sadly it seems like the southern states have more project home builders with off the shelf plans as so many just want to do a massive cut and fill if they want to build on it at all. To me that is pointless- sinking money into site costs to build a flat house, which could have been built more cheaply if I had a flat block to start with. Might as well use the slope to make the house more interesting. I actually had a builder say to me the other day "The problem with split levels that most people don't understand is that it means there is STEPS inside the house!" .... I replied with stunned silence, and got off the phone fairly quickly afterwards... I wanted to say "Really??! I thought I could use an elevator!" haha. I was looking at one very sloping block a few months back and pondering custom house designs and I was actually thinking about using a ramp instead of stairs. It could have been amazing... just expensive. I have a down slope on my block. It is 0.8m over the 4m front setback, then 1.25m diagonally over the rest. Back boundary is a 1.2m high retaining wall; I'm on the high side. It's enough to up the site costs, I'll just have to wait and see by how much. Land settled May '14. Blog: http://jyndeira.net/blog/ Re: post your down-slope house builds- split level,tri-level 6Jan 31, 2013 8:11 pm we talked to ezy homes in qld about building a skillion roof modern house (not what we wanted but the only option for the block which was cheap and big) on a 1 in 5 grade (1m drop in 5m) they were very helpful but the block sold so we decided to build the house we really wanted on a not so steep 1 in 7 just around the corner, 70k more for the block, our current one is on my build thread, I can upload to photobucket tomorro the skillion ones or email to you, cheers Russ... My original plan was copied from another build they did on a similar slope which I then modified to my liking. Worked out very well in the end. We approached the problem by digging down and making the back of the house double storey and the "top" level able to be entered at street level. This has worked well for us as the garage is still under the house which suits our needs and the main living areas and deck are on the top level overlooking at the back and west side of the house. These areas look down the hill and have a great view that can't be built out and the breeze and light in the rooms on hot days is great. We specifically chose not to go split level as we want to live in the house when we are ancient and did not want to have to go up and down stairs numerous times a day when we are old.
