Browse Forums Building A New House Re: Custom Build (Armidale): Roof Complete- Plasterboard on 101Apr 17, 2014 3:06 pm Made a lot of calls around the place and spoke to the builder today. He said we should be able to move as our lease ends. Hopefully it all stays on track so that can happen. Our lease ends 17th June and they've said we have to be out because they think it will be easier to find tenants before the second uni trimester starts. Not that I think any uni student would want this wreck but oh well. He also gave the shower screen i ordered the thumbs down so I have to return it which means I lose like 20% of what I paid for it. I should have asked him first but I just figured all 1x1 screens were the same. He also asked me about architraves and I decided on a half splayed profile. Plasterers are finishing today and then next week they'll swing all the doors. The week after that the tiling will start. On Tuesday next week the kitchen guy is going to make a time with me to go over everything at the house. Exciting! The biggest thing is that the builder thinks we'll be able to move in time which means we won't be homeless! That's always positive. They're my big risks but hopefully they look amazing. m-sass, the guy doing our kitchen is just the local guy that our builder uses. Every trade he's used or suggested has been incredible so I have faith it will be highest quality. I could just call you Biggy ) We popped by the block today briefly to check on the cornicing and the plasterers were there working which was a surprise. They clearly didn't finish yesterday like they were supposed to so they had to continue today. They had a couple of rooms left to do but were almost finished. It looks so much better with the cornicing in! It's interesting seeing my plasterers working and seeing that m-sass met their builder today and we also saw a huge chippy team standing frames for a couple of homes on the corner on our way to the block. All on good friday which I've always understood to be a stand still day. I guess it's not so in the world of trade. My best friend is in town which is awesome and today we went up to the house to meet the kitchen guy. The builder was there swinging doors too. So we had a good chat to the kitchen guy and talked about the colours. We think definitely pure mineralstone will work best with the white tile splashback. Stainless kicks and matte black doors will be the same as before. He's going to pick up the oven we've paid for from the harvey norman warehouse so he can make sure the cabinet fits around it properly. There were a few little hiccups to sort like the power points for the fridge and dishwasher were a bit screwy but the fix ended up being easier then expected. I walked into the bathroom and realised where we put the light switch was where the door would swing out but the builder had already picked up on it and was onto fixing it. The best thing about the visit was feeling how toasty warm the main living area was. It has been getting quite cool here as we get really into autumn (Armidale has real seasons and gets down to minus temps in the winter) but standing in that living area felt like there had been a heater on all morning. I could have walked around in there in my undies and not felt cold. My design works perfectly, the insulation and thermal mass work together beautifully and we will have a flued gas heater for the really, really cold nights. SO excited because this was all up to my research and planning and it actually paid off. He's been so anal about every detail. There was another slight issue with the architraves in that the shape didn't quite fit properly at the doors in the good mdf and would only work in the bad mdf or the timber. So he's using some of the money we had left from not needing as much termimesh, in order to fit out most of it in timber instead, particularly in the areas with polished concrete and bathrooms where mdf is likely to start swelling. Something like that, other builders might not have cared about and just given us a refund on the termimesh but he's making sure he's delivering the best quality product with the money we have. Not to mention our site has been ridiculously clean since day 1. I've only ever seen a garbage bin sized pile of stuff and then it's gone the next visit. We were at the house today! We spent the entire day painting the garage so the roller door can go in (apparently they are hard to paint around) but it's good because it's another thing off our list of to-do's. We tried out using a spray gun we bought on clearance at Bunnings. Painting a whole house is a daunting task so anything that makes it easier is welcome. Our evaluation at the end of the day is that it takes a similar amount of time with just as good quality, however, there is much less effort involved. It's very much easier on your back etc. Here is the garage painted. Some of it still needs touching up, we spent the first half of the day working out how to use the bloody thing and how much to dilute the paint so we ran out of time for that. That's the most exciting news, I can't wait to see what our house will look like with a finished exterior. In other news: Having a lot of trouble figuring out what fence to use and who to use to do it. We thought about doing it ourselves but I think the time and energy it would take to do wouldn't be worth it. However the quote we got for a timber fence was $9000! We can't afford that. I don't want colorbond and not just because our entire house is that already but also because there is a house down the road that has had the panel kicked out of it already. I don't really like the look of mesh fences but that may be what we end up having to go with. I'm thinking we just go a steel fence with mesh, get that built by a fencer...then and here is the clever part, weld a second layer of mesh to the other side of the pole and build a GABION WALL. There will be loads of stuff at the tip and the building recycler to fill it up with for fairly cheaps. If we keep it very thin with decent sized posts and use the fill just for a screening effect it shouldn't need extra engineering.
