Obviously the bank has requirements for what needs to be completed for final payments etc but if you elect to do flooring, driveways etc after handover I'm just wondering how people have gone about satisfying the banks with these kinds of scenarios. Will get and insinkerator in the small sink. Ultimately...they're all white! the hardest choice of them all. You kind of go to either the creamier whites or the greyer whites but then picking between the ones in each category is a nightmare especially if you can choose from any range. That means the $$$ on the fees. For anyone who is interest the fees on our house for complying development are $2560. After today it should be the standard 10 days for full approval however he's already done the assessment and it's looking good for maybe slightly under that assuming he hasn't got too much else going. Just not with him. We decided to get a second builder to price our build because while we had pretty much decided our builder, we didn't want to be chumps. A price from a builder means nothing without anything to compare it to. So anyway I met with the second builder today and it was what I'd been trying to get from our original builder. He asked all the questions about things that I wasn't sure about and took note of everything. He's picking me up tomorrow and we're going to the block to double check the fall over the build site so he can do an accurate estimate of site costs. The guy we WERE going with has always been kind of cruisey about it. He's got a lot of work and we've never seemed to be a priority. He's also more used to architect's plans and people knowing exactly what they want and doing all the planning I think. This new guy asked me about architraves and tiling height and all of that, that's the stuff I have been waiting to be asked because I don't know what's standard and I don't know what's cheaper and no, I hadn't thought about How we'd do the fall in the bathroom with the tiles we'd selected so it was refreshing to have someone actually ask me those questions. So we will wait to get both of their tenders and then choose but I have a feeling we're leaning towards the change. Yes, our first builder has put in time and energy to our build but he's been more of a hinderance then a help so far and every time I speak to this new guy I'm reassured that he's organized and ready and he wants our custom. I think he does want to, he just doesn't have as much time as he thinks he does and I'm not convinced his time management is good enough to handle it. Just read through your thread - great house and lovely views. I think it is great to get two tenders and decide - the gut instinct is important but wait till you get numbers and double check - a lot of the time numbers seem to be underestimated - its better for them to include a contingency. Luckily you have a bunnings connection. As far as colours - shale grey is a lovely roof colour - (not biased but that's what we have and its a great light colour without being glary) - I think if you are going a native cottagey garden - which usually has lots of soft greens greys and bright greens you have to decide if you want a lovely blend eg bushland grey or a pop and then ocean blue would look brilliant (ocean blue would also pick up the colours in the distant views of the hills. I'm so happy about the bunnings connection, It will at the very least save us heaps when we get to landscaping. Also every birthday and christmas I've been asking for bunnings gift cards too, think i've got like $400 in giftcards now so that might buy....a tree and maybe a shrub. It's a start! I'm also really excited about the view but I'm mostly just praying we can see it from the house or at least whatever patio area we put in. I was not expecting this. Our CDC application has been approved. It actually only took 1 day from lodging our application to it being approved. That is speedy! We only put in in for assessment last Thursday so it has been less then 1 week from start of our council experience to the end. Definitely worth considering a CDC if you can!
