Wasn't going to wait to update my thread until after we went conditional with finance approval in the fear I could jinx it all but here it is goes! We were signed up with Redink homes as far as PCC and I do think they are still lovely and nice and would have loved to build with them but I just couldnt visualise the house that was designed for me... and to get the display spec house i would see I kept being told by the sales rep "oohh no no thats a bit pricey if you want that" "ohh no i wouldnt get that"... it was really annoying and made me feel like i couldnt afford the house and he just wanted to give us an average house! and i look back now and realised i fell for the sales trap of "better sign up quickly before the price rise in the new year"... which we did and felt really rushed! we didnt get our $2000 deposit back but thats ok... (well not really but our fault for rushing into it) We have now decided (I say we but 100% of the decision was me) to go with Aveling Homes to build our first home. We chose the Wellard design! which I absolutely love! and I just cant wait! We had been working with our Aveling Homes sales rep since Dec 31st - (oh boy! yes thats what I spent my NYE doing looking up floor plans!) and fine tuning the floor plan and then we ran into some problems with the land (finding out that DOH rental property was being built next door) so i had to hunt down something else which actually worked out in my favour becuase i could be fussy on finding something that would keep our living area North facing, try and get something big enough for our house and leave enough backyard... to put a pool in at a later date... We found some land in Spires Estate (630ish sqm) Baldivis and signed up on the 22nd Jan with 90 days settlement date. and we signed the PCC with Aveling yesterday 28th Jan and they should going through ordering surveys etc Our sales rep has given us 2 weeks to confirm a few details to attach to our PCC as I never realised elevations etc had to be decided when we signed up - would have waited but I want to get the ball rolling as we will be cutting it pretty fine to get the full fixed contract in time to apply for finance and get back in time for settlement on the land plus our sales rep let us do that since I started getting worried trying to confirm those decisions while my partner is away at work. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ ADMIN SIDE OF THINGS…. 20/01/13 - Offer on Land 22/01/13 - Offer Accepted 28/02/13 – PCC signed with Aveling Homes 07/03/13 - Assigned a Client Support Officer - amazing and helpful, also so lovely! 05/04/13 - Recieved Full contracts - quite a few mistakes...! argh... 15/04/13 - Signed the contracts noting all the changes that need to be made 26/04/13 - Rec'd updated and correct contracts from Aveling 26/04/13 - Assigned a Pre Start Consultant and given dates to choose for Pre-Start appointment 26/04/13 - Also told to book in with Intelligent Homes... quite rushed, wish we had been told earlier as this could have been knuckled a long time ago... none the less managed to get an appointment 30/04/13 - Unconditional Finance Approval (Had to get a week and half extension with land agent due to paperwork issues with the bank) 30/04/13 - Partner has a meeting with a consultant for Intelligent Homes... sounds all very exciting 02/05/13 - Rec'd quotes from Intelligent Homes - EXPENSIVE! hmm what to do! 10/05/13 - 9am Prestart Appointment 10/05/13 - Prestart was a disaster but very good as Aveling stepped and assigned a new pre start consult and we are have a new meeting booked for the 7 June 21/05/13 - Missed settlement as bank buggered up our FHOG and couldnt book us in 23/05/13 - FHOG finally came through and bank is ready to book us in for settlement 27/05/13 - Settlement of the land Re: Take 2 - Building in Baldivis with Aveling Homes 2Jan 29, 2013 11:00 pm Been there, we walked away from a PPA and lost the $2k, new builder honoured it though. Sometime's it's better to do it if you don't feel comfortable. I always liked "the Wellard" but Ventura had already designed a home for the block we chose (a wedge), so it was just easier to go that way. I was trying to get some throw ins since we were changing over but I think the sales rep could tell it was a given as I clearly loved it! Your design is amazing! I really like your plans and you've worked with your land wedge - storage galore which I am very jealous of Re: Take 2 - Building in Baldivis with Aveling Homes 4Jan 29, 2013 11:32 pm We too walked away from a PPA and lost a lot of money (almost $10,000 ) but I can honestly say it was the best thing we every did We have ended up with a plan that suits our needs so much better and the house will be finished to a much higher spec for less money. The new builder didn't honour the deposit paid to the other but did throw in a $10,000 prestart allowance and ducted aircon. I totally agree with Donna that it is best to walk away if you don't feel comfortable - building a house is such a huge thing, it is important that you feel at ease with the whole process. I'm not a huge way Infront of you With your land settlement, have you considered seeing if you can apply for land finance separate and then have the construction added on later, just so that you can take some time to get everything right and not feel rushed? Yes Ventura honoured the deposit we paid to the other mob, as a discount on the building contract. The line was 'they have lots of people come to them after signing with others and would be horrified to find people walking away from them" prob all talk but we are happy Storage is so important for me, I have a slight claustrophobia and hate mess and clutter. In fact they were on my short list until they told me they would not build in Jarrahdale, and I ended up signing with RedInk ... We've now got a little Aveling fan club / family going I'm sure you've done the right thing, you've gone with your heart, gut and heart. We are building a lovely home. Just wish they'd been a little kinder to you and offered some kind of discount. Things must be looking up in the building industry, so they didn't feel the need to Wish dexter would upgrade the builder thread to include Aveling on the list, might attract some more dedicated fans lol. I know Ill have to get some practise in! Today she asked if I had scheduled holidays in the next 12 months where I won't be contactable... I just realised I have 3 holidays booked... Only to Bali, Airlie and NZ but Im rethinking them lol... Must be here! Bali is around the start of the build and NZ is around the end... Stupid planning! Re: Take 2 - Building in Baldivis with Aveling Homes 17Mar 18, 2013 10:27 pm Took 5 weeks for us to get contracts but we only made minor changes to the original plans, it's a small house and we had a short turn around for getting finance approved as the land was a private sale. We are almost at 7 months now and hoping for a slab by the end of the month. Re: Take 2 - Building in Baldivis with Aveling Homes 18Mar 18, 2013 10:31 pm Oh that's a great turn around - 5 weeks... I think it has been 7 weeks since signing... We had variations cost that were included in our PCC to wait on so I think this could have delayed things by about 3 or 4 weeks... I'm really hoping I hear from them soon...
