Browse Forums Building A New House 1 Jan 29, 2013 5:28 pm Hi there, We are building our first home, a double storey home (12m wide*16m deep) on a 16m*40m block. In our design we have an option to add a theatre in the place of garage, but then we have to push the garage to the front wall of the house. This means garage will look like an attachment on the front right hand side corner of the house. We have seen some old house of this style, but not many new ones. Does this house look good aesthetically? If we get a theatre (3.5m*6m) by sacrificing the look, is that a worth decision? PS - I was trying to attach the plan here, but I cant upload the photo in to this box. Could someone tell me how to paste a photo here - that would give a better picture than what I described above. Only problem is that, most likely, it will push your entire house backwards on the block. Most councils (and CDC in NSW) require a minimum distance from the street, most commonly that is about 6m, and if your garage is in front of the house then the rest of the house is therefore pushed backwards. So have a look at how much back-yard you want; pushing the whole house backwards might reduce the backyard more than you want, but maybe it won't. If you don't like the back yard being reduced so much, is it posaible to have the media-room out the back where it only reduces one side of the yard? Also check with the council (if not in NSW & building under CDC), I thik in some areas the garage is allowed to be closer to the road than the house is allowed to be. We are VIC and the minimum setback is 5m. Might be worth checking if this applies to you because you would then need to push the entire house back as Forg said. But i guess you want as much backyard as possible? If you put the garage at the front, moved forward due to home theatre, you most likely have to move the whole house back to meet council set back rules and lose some length of your backyard and the full width across. But if you add the home theatre at the back of your house, you would lose only a portion of your backyard, only the length and width of the home theatre, assuming it would not be the whole width of the house. Would look great and give the house a good "look" too. It says 5.5m setback AND 1m behind the 'building line'. Is the building line where your house starts or where the boundary line is? ATM I have it set back from the front of the house by 1m but if it can be flush with the front of the house then I can have a bigger bathroom window for more light.
