Sorry for being so indecisive. I know that there might be some added insulation if we use colorbond which counter all the points above. So it all goes back to your choice. In fact I am thinking of calling my admin person tomorrow to change my roof from concrete roof tile to colorbond... until I read your post! This will bring me back to square one again hahahaha. I think, being located in Melbourne where 75% of the time is cool, I should be quite safe in going darker colours, which also mean that the house will be warmer in winter months (if my understanding is correct). As an owner builder it cost me about $15sqm extra for Boral Matt terracotta over concrete. Some of that cost would be for the extra battons and labour as terracotta tiles are smaller. No brainer really, it's a product that won't need repainting, so the price difference is similar to one respray (at today's prices). It's unglazed so has a Matt finish in dark grey colour. I didn't really like the shiny finish. I read in another forum, a custom builder said that colorbond roof is cheaper than concrete roof. (I guess this makes sense because stainless steel is one of Australia's commodities). So, why colorbond is an upgrade for volume builders is a mystery.. After all, there are pros and cons between the two choices. So it all comes back to your choice... But, I'm set to concrete tile now and I'll have my color appointment later today! hehe... My admin person told me today to upgrade ceiling insulation from R3.5 to R.4.0 batts only cost $100. So if we choose colorbond, we will upgrade our ceiling insulation to R4.0. This should help reduce rain noise too. I have a house with each and hands down the colourbond is better. I climbed into the roof space of the tile roof in winter and was amazed at how draughty it was. Any heat that makes it past the insulation is lost. Also in a storm I have not had a colourbond roof leak but on several occasions had the tiles leak enough to leave a stain on ceiling. Which suburb are you building in? Do you have solar on the roof, because if its not a laying defect it looks almost like someone has been walking all over the roof in the mid section of the tile (weakest… 2 1935 Your house roof does not show rusting other than some surface rust on the flashings. In my opinion you dont need to replace or paint the roof other than treat surface rust… 1 10224 You should pressure clean your roof first and make sure the paint you buy also is anti mould. 4 18578 |
