One question I have tho is - how much would I need to add on to the list price to get the house complete? Now I know you are all going to say 'how long is a piece of string?' - but as a rough guesstimate - would it be 50%? This would be adding: floor coverings/tiles aircon/heating driveway footings built in robes Any idea? We are in Adelaide and are currently looking at both Hickinbotham and Statesman Re: How much to add on from list price - Adelaide builders 2Jan 27, 2013 6:51 pm If I had to guesstimate I think 50% would be a minimum. I think closer to 70% if you add heating, cooling, floor coverings. People almost always understimate the amount of upgrades they'll do. For instance, we went $700 with plumbing and another $700 extra for tiling choices. Our electrical upgrades added up to $2000 and we dropped a modest $6000 on kitchen upgrades for a reasonably modest kitchen. In a nutshell, the base price of our house was $136,000 with a double garaged. Finished and established we paid over $250,000. It's really hard to build if you're on a limited budget. Don't forget to add in the interest on the loan for the land and interest on progress payments that you either have to make along the way or capitalize it on the end of the loan. This cost us an extra $25,000. My daughter is currently in the process of building (in Adelaide) and trying to keep to budget is really hard and the fear of unknowns, eg. footing costs etc is scary. I've built twice and if I had to make the decision again I'd build only if I couldn't find what I wanted established. I hope it's not too much of a downer but I hate people going in not realizing how much it costs and being lured by low list prices. We are in Adelaide and are currently looking at both Hickinbotham and Statesman floor coverings, aircon/heating and perimetre paving will depend on size of house obviously. you will get a lot of these things done cheaper if you get them done by someone other than the builder but for us in our particular situation it is more convenient to have the builder do them. built in robes wont cost you anything if you get a house with them already in the houseplan. upgrades we could have made to the robes were the doors and also you can choose to upgrade to draws and shelving. we have just gone for standard vinyl finish doors and the standard 1 shelf and hanging rail. Currently signed up with Fairmount. base price for 206 sq (includes alfresco garage)was 143 then a further 25 for slab. Re: How much to add on from list price - Adelaide builders 8Mar 31, 2013 3:50 pm When getting the quote i had every possible thing included. insulation, bay window, cupboards, kitchen with overheads, wir, extra airiels deadlocks,cavity doors, heatlights, changed handles to lever, solid doors, different internal doors crome shower ceramic basins lots more and the final price came in at 173... The only thing that i spent at selections was upgrading kitchen to Two pack. Since the original quote i have removed things that i can get at better prices. ovens Wir heat lamps bathroom accessiries. roof instalation (due to someone else doing the down lghts. I have allowed another 40000 for inside and out. also dont forget the extra for soil removal.
