Browse Forums Building A New House 1 Jan 26, 2013 7:46 pm Hi all, We have to organise our own stormwater with our build. Can anyone tell me what stage during the build is stormwater pipes put in place? Our build started a few weeks earlier than expected, and now I have to organise soil removal and stormwater much quicker! Freaking out a bit! Re: Stormwater 2Jan 26, 2013 7:50 pm Normally just after the slab is poured PPA 30/6/12, Land 28/06/12, Contract 7/9/12, Valuation 11/9/12, Prestart 13/9/12, Settlement 18/10/12, Building Permit Issued 18/10/12, Footings 30/10/11, Slab 31/10/11 Re: Stormwater 4Jan 26, 2013 8:36 pm Hi Sammy, Here in adelaide generally the rule of thumb is that the storm water system is installed after handover. So there is no need to panic. There is a requirement that one of the toilets be plumbed into a rainwater tank fed via a pressure pump, I'm sure this would have been explained in your engineers report/drawings. most builders wond let you onsite to do things like stormwater paving etc until handover has been completed. Regards Russ Re: Stormwater 5Jan 26, 2013 9:08 pm I think your building designer should have had this covered with clear instructions. I don't know where you are building but if your foundation material is reactive clay soil then there is risk of foundation damage during build if flooded due to bad drainage. You need to ask some questions an at least fully check your permit documentation. SW drains should be the first thing in along with the sewer before the slab, so your builder as no real excuse for not getting it sorted ASAP. It's the first I've heard (in 25 year in the building industry) that it's the owners responsibility to get it sorted.....unless the owner is the builder....and the builder is just a supervisor for hire. Re: Stormwater 7Jan 27, 2013 8:44 am Thank you for your replies. We are building with Fairmont Homes in SA. I really wish it was all included in the build cost. Would have been so much easier! Now I have to wait until Tuesday to find out what to do. Good thing I drove past! I'm assuming the slab pour will be this week... will I be too late for the stormwater and soil removal? Feel free to follow our build! viewtopic.php?f=31&t=59958 Re: Stormwater 8Jan 27, 2013 9:31 am I am not familiar with SA but isn't the point of getting the builder to do the work that the owner is unable or unskilled to do? I can't see the sense of something as important as storm water drainage being left out (unless you are building on sand and don't need any). There has to be something wrong with the way this whole thing was packaged. Perhaps more details can enlighten us. Good thing I drove past! I'm assuming the slab pour will be this week... will I be too late for the stormwater and soil removal? we had quotes for storm water works before the contract was signed then had a quote for the builder to do the same thing and the price was on par with each other, so we just got the builder to do them & include them on the contract. Re: Stormwater 10Jan 27, 2013 12:01 pm We don't have to physically do it ourselves, but we do have to organise a professional to do it for us Unusual, I know :S Feel free to follow our build! viewtopic.php?f=31&t=59958 Re: Stormwater 11Jan 27, 2013 5:16 pm We've just decided to ask the builder to do the whole lot after we've read the engineering report. Price wasn't much different what other contractors charge, plus it spares us all the troubles with coordinating who's doing what and when. Re: Stormwater 12Mar 13, 2013 4:54 pm In SA, stormwater drainage is done after handover. during building stage, builder will have a temporary pipe to get stormwater out of your place. Re: Stormwater 13Mar 13, 2013 7:48 pm I have done drainage in the past here in melbourne, sometimes stormwater gets done before handover... but sometimes we did sewer drains and stormwater at the same time and just leave rising pipes at every down pipe and connect them up to down pipe before handover. Plumbers 'can be' plumbers, made all the worse by self certification which the building surveyor invariably accepts as proof of compliance! The good thing is that you know know. 3 4873 Grab a hose, insert it at the top of the inlet/down pipe and turn the water on and see where the water is escaping from. Then you'll know. 3 8490 in the stormwater pit or the drain? Those dont look like theyd fit in the drain. Separately, the pits do get stuff in them during the course of the build.
