I've seen a package for $170,000 but have been told by someone it could cost double that to complete. I understood there would be extra costs but had no idea it would be anything like that much. Is this correct? Also any another information anyone can give me would be great as I am still very new to all this. Thanks in advance. Re: House and Land package total price 2Jan 26, 2013 10:04 pm Not sure where you are looking but $170,000 seems unusually cheap. Are you sure that is not just the house or the land price? Normally you woud have to add in flooring, painting, crossover and landscaping at a bare minimum iwould add $20,000 but more realistically $50,000 for a completely finished place. It sounds like the bargin of the century. Our house and land that we are in now cost $180,000 16 years ago, not including driveway, tiles & carpet and fencing. I think the cost of an average 3 bedroom single story home would be at least $170,000 for the house only without any extras. If you want to find out a realistic cost of home, visit some display homes, get some prices and then add extra for site costs and a few extras for upgrades. Blocks seem to be about that today. But might depend on where it is. Re display houses - you can almost add on about $100k to the base price IMO. Questions include - future value, size of house, what you get for your money - cheap isn't always best - etc. Re: House and Land package total price 5Jan 27, 2013 6:54 am I'm looking at buying an investment property soon and being in the industry (draftsman) I'm seeing house and land package coming thru as low as $330,000 here in Melbourne. They are a bit of a misnomer as the ones for that price are being offered by the volume builders, not yet complete so you can choose colours but you still have to stump up for flooring in non-wet area. (wet area flooring is a requirement for an occupancy cert.) Turnkey packages are more realistically priced, as they are basically for investors (usually overseas buyers) who just want to stick in a renter for 12 months to avoid capital gains then flog it off. These start around the 380 mark include driveway, fences, some landscaping, floor coverings, blinds, clothesline, letterbox (usually damaged or stolen for you move in) and the usual handover crap one gets when you move in.....And to think I paid $144,000 for the house I live in 15 years ago!!! House is 96 sq metres and land is 182 sq metres. Its in Seaford SA which is a reasonable distance from the city which would also reduce the house price. I haven't found out yet but I'm guessing at that price it wouldn't include flooring, driveway etc. So I'm guessing I'd be looking at about 30 to 50 grand on top of that to finish it off at the least? I'd be looking at all the basic fittings, no up grades & could do something like those gravel looking white stones for the driveway. I will Definitly be checking out some display houses as well.
