Browse Forums Building A New House Re: Experience with Sett Homes 21May 27, 2013 9:59 pm Hey Mikeann, Met colour consultant for exterior prior DA lodgement with council. It wasn't included in my tender so paid $200 from memory for one hour. Didn't have a colour consultant for internals. We also got our landscape plans drawn prior to DA as Pemulwuy / Holroyd has strict guidelines. Due to Christmas holiday period took 2.5 months to get approval. Contract signed a couple of weeks after that. After contract signing we went to suppliers to make our selections as requested by project manager at the relevant build stages. The project manager notified each supplier of what was included per tender/contract. We went to Dilorenzo a few weeks earlier than needed to get rough idea on tiles. Unfortunately we have king's requirements and a pauper's budget , so trying to get to a reasonable tender so that Sett knows what I have in mind and then get to the architect. We actually blew our budget by 20%! Hmmm yeah I'm trying to avoid that becoming 30 years You know the loan bit of it is very tempting coz an addition of 10k doesn't bring forth that much of a difference from a mortgage monthly calculation perspective and you keep adding stuff till it DOES make a difference and then when you think of what you can remove from your wish list you see that there isn't anything...I guess we need to keep the dreamhouse bit of it out of our minds... Cheers, Maverick Re: Experience with Sett Homes 37Jun 07, 2013 4:10 pm good to hear satisfied clients.. i'm building with setthomes too and they have been very helpful and pleasant to deal with so far.. they have been referred to us by a friend who built with them last year. we have started the build first week of may 2013, site fenced, peirs completed and slab poured in about 1.5 weeks. first stage completed. it took the bank 1.5 weeks to organise the first progressive payment. ground floor framing started 27.05 completed in a week and now started the first floor framing. i'm expecting to get the second stage done by mid july or could be earlier with the rate of their progress. i'm building a 39.5sq 2storey house with them and quite satisfied so far.. and have recommended setthomes to some friends.. price seems to be 5-7% more than project builders but it ends up fairly the same if you factor in sett's inclusions. and ofcourse, the house is unique and happy with the layout and design. i made a research on custom build price/sqm and sett is pretty much on the average mark. Re: Experience with Sett Homes 38Jun 07, 2013 4:20 pm Hi Ony, Congrats on the build. Sounds like it is going along quite smoothly and quickly. 39.5sq is a nice size house you have there. You're right, they are slightly more than the project builders, but like I said previously, they offer a 'turn key' build, so no headaches later on trying to find tradies to finish off the other stuff like landscaping, retaining walls, concreting, etc. Also, the inclusions we've decided upon are quite good and would not be included with the project builders. We just finalised our drawings and the architect is preparing the package for submission to Council and the estate's design review panel. So hopefully we can start the build process within the next 2 months. exciting times ahead! BTW, where are you building? Last year, 50% of their staffs left.
