Our CLE has confirmed again today that we will be starting on Friday so i can't wait, i don't anticipate much happening on Friday but even if the turn over one clump of soil i will feel like it is a win and the build is under way Also i don't know if your CLE touched base with you yet or not, but ours did give us a call to say that they had just finished building a D-Three and the owners were upset because the entrance hall wasn't as big as the Mernda display. I had just naively assumed that the house on display is the same one that would be built for us (we had also chosen the E2 facade, the same as the display) so we though bar colours and upgrades etc we would be building the exact same home. But our CLE informed us that with the display they had actually pushed the front lounge room out by like close to half a metre (I can't remember the exact measurement) which then ofcourse made the initial front entrance up to half a metre wider. We did love how nice and wide and open the front entrance was in the display but decided to stay with the plans we had as if we changed the entrance the building permits would have to be resubmitted and we'd be waiting another couple weeks plus by pushing out the lounge room we would loose the side access to our house that we were planning to have to enable us to get cars/trailers etc into the yard if need-be. Our CLE didn't know the exact price of the extension but anticipated it would be a couple grand. Just wanted to give you the heads up incase you hadn't already been informed and you wanted to change yours I'll definitely keep you updated during the build though so you know what to expect and fingers are still crossed for you that 8homes allow you to move across to the new promotion Building the D-Three with 8homes at Warralily Re: Building with 8Homes?? 22Jun 04, 2013 1:12 pm Hi! So basically if you are making 5 or less changes you only pay for the cost of the additional items, between 6-10 changes requires a electrical variation fee which is $300 and if you want to make more then 10 changes you need the electrical appointment which is $750 for a double storey home (and i think $500 for a single storey??) It's a bit different to how other builders work because we initially signed on with Carlisle and they provided both a colour appointment and electrical appointment free of charge but i guess with 8homes wanting to be so competitively price they keep things basic and charge you extra for the additional items. We didn't add too much so the only pricing i can share with you is; - 2 external junction boxes to front facade $100 - A weather proof single battern light holder to exterior $55 (we wanted extra lighting outside) - Additional double power point $50each - Additional double weather proof power point $110 - Additional tv point $65each What home are you looking to build and where abouts? Not much has happened as yet, they started on Friday 31st May (well i guess, they did, we were told they were starting on the Friday but we didn't have a chance to visit until Thursday) on Thursday we could see the garage, alfresco and porch cut out, hopefully by now they will have the plumbing pipes in because they are hoping to pour the slab tomorrow (seems like wishful thinking given the weather). But i'm just glad things are underway, i calculated the 214 day build time (128 days build time plus the inclement weather/weekend/public holiday allowance) should take us through to December 27th so it may be touch and go with whether we are in by Christmas or not but here is hoping I'll try and keep you updated with timeframes etc, so you know what to expect and how long to allow when it comes your time to build the d-three Building the D-Three with 8homes at Warralily Re: Building with 8Homes?? 25Jun 17, 2013 11:32 am Hi everyone. I am also thinking of building with 8homes (s3). I think there fixed site costs are bit high and subject to too many things. I would like the fixed site costs really fixed not subject to anything. Does anyone was able to get the fixed costs really fixed? Also does anyone know how much they charge for color appointment. Your help will be greatly appreciated. Thank you. S3 is a great plan, we were looking at that too To get the site costs they just plug everything into a computer and stick to that. They tried to double our site costs because of a batter at the front when the rest of our block is almost flat - $23k! We negotiated it back down to something reasonable, but I'm still disgusted that they were trying to lock in the 23k as fixed costs. Final costs should have been around 11, and if it was fixed they would have simply pocketed all that extra money. Not cool at all. Re: Building with 8Homes?? 27Jun 25, 2013 11:46 am Hi Skyblue, Stacey is right, the colour appointment is $750 however if you're lucky enough like we were perhaps suggest to your sales consultant that you would be more inclined to sign up with them if they were to throw the colour appointment in for free - it worked for us and it's always worth a shot The S3 is a good design, for the price you pay with the current promotion to have 4 bedrooms and 2 living area's it's amazing value. Although beware this is where the colour appointment will probably reak havoc for you like it did me, you see so many upgrade items that you can have and think 'why not!' and sure enough the price slowly creeps up. Maybe you should do what i didn't do for the colour appointment and set yourself a strict budget for upgrades? We only wanted the colour appointment because we didn't like any of the flooring choices with the colour boards but we were soon upgrading most things :S Our house is being built at the moment and it's definitely an exciting process, i believe they have now poured the slab - although i haven't had a chance to see it laid myself yet and our site costs have been kept the same since our initial appointment with the sales consultant with no nasty surprises or extra's along the way. Mind you we are building in a flat, rock free estate and the developer had a very detailed soil/fill plan to give to the builder before our land was even titled. But our site costs for 8homes were on par with Carlisle who we very almost built with before jumping ship to 8homes at the last minute. Our sales consultant also put in the quote a $2000 allowance for the house to be 6 star energy efficient as per our estate guidelines but after running the energy report, the house came back at 6star without requiring any changes resulting in us being due a $2000 refund - a very nice surprise i must say Anyhoo goodluck with your decision, let me know if you have any other questions you think i can help with Building the D-Three with 8homes at Warralily Re: Building with 8Homes?? 28Jul 03, 2013 1:36 pm Hi all, We are building D.Seven at Cranbourne. Love to share all experiences. We have made quite alot modication. eg. combined downstair living room & studying room to another master bedroom. Upgraded facade to E3 with balcony/Porch. We also have both our electrician and color appointment. Same as Hutchy13 said, we also negotiated and get both appointment for $750 rather than $750 each. Afterall, these appointments will help them make more money most likely anyway. I think it's a great idea you have in combining the downstairs living and study to create another master bedroom. That was our one concern about building a double storey home (we are building the D-three) that what if one of us breaks our leg and then we have to somehow make our way upstairs to sleep, shower etc so definitely good move by you! Hopefully your house will be started before you know it and once it starts you'll see progress quite quickly which is exciting. Ours started building on May 31st and we have already received the invoices for both the slab and the frame and the windows are in too and apparently now the bricklayer is also onsite this week and next too so it's definitely all going ahead and that's with a couple days delay due to wet weather too. I hope the rest of the build stays at this pace because we are hoping to be in before christmas Goodluck with the build and i look forward to hearing about your progress. We're on a budget so we're building the D ONE.1 (3 bed, 2 bath, 2 car) home. We signed up and paid our initial deposit on the 1st of July so we locked in the -$8000 promotional price. =-] We were at the Mernda office yesterday going over the quote and signing it off. We've kept everything standard but made some modifications to the plans. Since we are a corner block we've had to add one window each to the entry and master bedroom, we've also added an extra slimline window on the front facade (E1) as well as duplicating the alfresco sliding door in the meals area. Everything has been really good so far and the sales consultant we've dealt with (Celeste) has been great. Our site costs have been fixed at $8,368 so hoping they will stay that low, we are building only on the flat building pad on virgin earth (block cut from a mountain) and rock excavation and removal is included in that price so fingers crossed. Only thing that bugs me so far is the $750 fee for colour appointment. We have chosen the Ski lodge external colour scheme which we like, except for the roof tile colour. We would prefer a dark colour over the light colour. We have chosen the timber mill internal colour scheme which we're happy with. I don't see the point in paying $750 to have an appointment just to change the colour of the roof tiles, we're happy with the other colours and as I said we're on a budget so not looking to upgrade anything crazy with colours. Do you think I could try and negotiate to have them change the colour of the roof to our choice, without going through the expense of a colour appointment? We had already paid our initial deposit and we still managed to negotiate the colour appointment for free so if we could manage that i'm sure you could either do the same or just arrange with 8 to change the tile colour for you. Trust me, going to the colour appt can be very tempting so if it's only the roof you need to change then maybe try and negotiate just that? The D1 is a very practical house with a great design so good choice When do you think you will start building? My partner and I just signed off on the sales quote today for the seven.2. We've been dealing with Kelly at the Aston estate and she really has been a pleasure to deal with. We also were disappointed about the colour appointment, however it's the biggest thing I'm stressing over. Lol What bricks and other external colour schemes (guttering, render etc) has everyone opted for? Does anyone have any pics they can share or know of any we can go take a look at?? I would love to keep in touch with everyone also and find out (and see pics of your progress). Our land is in trillium estate mickleham and doesn't actually title until march next year, so we have abit of a wait ahead of us! I did not do a color appointment (had no time as needed to sign by June 30 to get FHOG bonus last year). The colour scheme I chose for outside is from the old selections "tiramisu" and I loveee the colors (dark brown bricks, black tiles). The inside color selection is "natural embrace" and is quite neutral. They are currently just finishing up with the painting so haven't had a chance to check out the inside scheme so fingers crossed. We hand picked the external colour scheme and changed some of the internal colours. We also added a few extras in like upgrading toilets, feature wall stone look tiling strip to showers, upgraded the carpet underlay to gold/yellow from standard (category 3 I think). Unfortunately due to circumstances we aren't going to be signing contracts for a while yet, perhaps in mid to late December. However we do have a full 12 month price guarantee which is great. Also, did anyone notice that according to 8 Homes' website they no longer offer the Done.1 house design? Just the Done. Interestingly it seems they've discontinued this house design.
