Browse Forums Building A New House 1 Jan 19, 2013 12:34 pm Hi all, This is my first post, as we are only just emarking on our demolish/rebuild project. Early, early days - meeting to discuss finance this week, and the rest is all dreams! I do have my first question though! We are on a corner block and want a house that is basically a "U" shape around the pool and entertaining area. I have seen some designs that almost suit, but only if the garage is converted to a room (rumpus/living area) and an additional garage added somewhere at the back/other end. Even the corner block or rear entry plans are not quite right. Any idea of the ballpark figure to do this? I'm thinking that the garage to room conversion might not cost too much extra, but the addition of a whole new garage might? My "dream" figures at this stage are to find a basic house plan for around $180 000 and budget about $100 000 in additions and upgrades? Or would we be better to go the architect and builder route, rather than a project home company? As I said, it is VERY early days for us, so I'd appreciate ANY advice!!!!! Thanks in advance The (excited!) Doog! Re: Cost to change design - add/change rooms 2Jan 19, 2013 12:50 pm Builders will normaly charge for additional areas by a standard house square measurement, so depending on the builder it can be anything from $9k-$15k per square. A house square is 9.29 square meters. Ask your builder what their rate is. Hope that answers some of your questions. The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place.
