If anyone is interested in a landscaper in the area please PM me and I will pass the details on Re: Anybody building at Googong ? 2004Feb 14, 2015 6:54 pm Trickey I would greatly appreciate any stonemason recommendations people may have, especially those who have said they can do walls cheaper than the concrete sleepers Don't know about cheaper than concrete sleepers, but aej landscaping did our wall for about $220 a mtr in bluestone Re: Anybody building at Googong ? 2005Feb 15, 2015 1:57 pm Googong15 Hi Lwmtgoogong We bought a house a land package through Shaw, so the house was already set for the block. It worked out well for us because I don't think we could have ever decided on a plan otherwise. Shaw has been great so far, easy to deal with and really accommodating. I can't wait for the land to be released so they can start building. I hope you start a building thread Googong15, we have the same builder, will be interested in following. My build thread: Custom build on 40 acres viewtopic.php?f=31&t=75656 Re: Anybody building at Googong ? 2006Feb 15, 2015 8:09 pm If anybody is looking for a good and fair landscaper, try any one of the following, Craig Teirney landscaping, Ron Carpenter landscaping, earth and sun landscaping, just to name a few. Have more contacts if people are interested. Re: Anybody building at Googong ? 2007Feb 16, 2015 8:08 am Jpmlc Hi, Our builder has told us that we will be in in 6-8 weeks. It has gone so quickly. And I just realised I had better get a move on and order some things for landscaping and handover. I am looking for a good house number, I saw one on Baker St that had the number and street name on a Stainless steel looking plaque. Does anyone know where you can get one like that from? It looks so nice. Also where did everyone source their plants from when doing their own landscaping? Has anyone had any issues with garden compliance when putting in smaller than the recommended pot sized plants? Thanks, Quote: Living Social have a deal at the moment, I think it is $19.00 - pagdia Re: Anybody building at Googong ? 2012Feb 27, 2015 6:23 pm Goog99 Hi guys, has anyone gone with an independent progress inspector during their build, separate to who the builder may employ? Hi Goog99. We have an independent building inspector for our build in Googong. If we were to build again we wouldn't build without an inspector. Just peace of mind alone. They will pick things up that you don't even know about especially if it's your first build. Do you mind if I ask who you are building with? Re: Anybody building at Googong ? 2013Feb 27, 2015 10:56 pm Hi Everyone, This may be a bit of a silly question, but here goes. We are going down the path of a custom build and just getting concerned that when we go to get quotes for our design we don't want it to be completely off what we are budgeting for. I was just wondering if anyone was happy to share some ballpark figures of what they ended up paying per m2 at the end of the build. I know it completely depends on level of inclusions and a multitude of other factors but if anyone was willing to share (even via a PM) we would be very appreciative. A few of the display homes mentioned $1500/m2 was on the cheaper side, with $1700/m2 maybe being a little more realistic. On the other end of the scale I have heard figures double that.... My aunty and uncle have recently received some quotes for their custom build, which were $200K above what they were expecting... and they were clear with their architect what their budget was (that scares me!) Their story is a little more complicated as they are a good 1.5 hours out of town in middle of no where, so the architect underestimated the additional costs for their location, etc. Re: Anybody building at Googong ? 2014Mar 01, 2015 3:17 pm outdoorharry Hi Everyone, This may be a bit of a silly question, but here goes. We're at about $1500/m2 but we still need to do a number of things like fences, driveway, landscaping and retaining walls after handover. Our build is with a project builder so if you're going with a custom builder, I expect it would be at the higher end of the scale.we chose our house over 2 years ago now and there have been significant price rises since then (to build the same home). Hope that helps! Re: Anybody building at Googong ? 2015Mar 02, 2015 1:45 pm tdoorharry wrote: Hi Everyone, This may be a bit of a silly question, but here goes. It does include our driveway. Here is a reference: http://www.bmtqs.com.au/construction-cost-table "The above costs are calculated based on a Gross Floor Area (GFA) rate. Typically GFA can be defined as the sum of the fully enclosed covered floor area and the unenclosed covered floor area of a building at all floor levels, measured in a square metre rate. GFA consists of two elements: FECA: Fully Enclosed Covered Area UCA: Unenclosed Covered Area" Re: Anybody building at Googong ? 2020Mar 03, 2015 9:13 pm TheGoogs bung When you calculate the cost per m2, do you include the garage, porch, alfresco etc or just calculate based on the interior m2? We are looking at around $1750 /m2 for our custom build - which is pretty much everything, including underfloor heating and landscaping (although excluding solar panels at this stage).
