Wow that seems like a long time, is there any reason it is taking literally months to get signed off ??
I can only imagine it will get even worse when the upcoming stages finally settle.

I spoke to the man at the cafe the other day and he said a subcontractor had leaked some kind of substance into the ground water which had created a delay, but it doesn't sound like that's been the only trouble. Does anyone care to summarise their own personal purchasing dramas? Just so I know what traps to avoid! Googong have advised settlement should be between October to December 2014. I was wondering if others who have now settled on their block could advise whether the advised approximate timeframe is fairly reliable? I am leasing from May 14 to June 15. I am hoping for settlement on the land in mid-November 14 and then try and get Queanbeyan Council approval. Thanks The timeframes have well and truly blown out for all of us. Our contract said September 2013... We still haven't settled but it's meant to happen any day. We expected delays but we have been given false hope almost every month since November 2013! Hmmm that's really disappointing. I hope it happens soon for you. I can't believe settlement is that many months overdue. I was hopeful for settlement in the last quarter (that's what they are saying) and then maybe moving jn next July. But sounds like that is a pipe dream. I also noticed posts saying Queanbeyan Council approval has not been received after 8 weeks. My builder was indicating its been done in 6 weeks. Thanks Hi Enporched – It’s hard to say exactly what the delays have been for (there were various excuses given). But I’ll try and give you a bit of a run-down which may explain some peoples frustrations that have been aired quite frequently on this thread. The stage 1A and 1C people were sent a letter in June last year saying that settlement would be in July, please organise your finances to ensure that settlement occurs on time. (Probably should mention that when they sent this letter there were no roads on my street and no services connected). Late July – sent a letter advising that due to the rain (excuse about it being the wettest few months since biblical times) settlement is unable to occur. Following months – various updates stating that settlement will occur “next month. ” October – Invitation to settle before services are connected to allow you to submit plans to council and get ready for your build, advised that services would be connected in a few weeks.. those services weren’t actually completed until February I believe, I can’t say that this affected us though – from this point forward it was issues with our design and some administrative issues that delayed our build. Googong also reimbursed the residents who settled early some money due to costs associated with mortgages etc and then not being able to access your land. Council approval for us took over 9 weeks, this did include Christmas though. Once approved our plans then had to go back to council to be amended as the builder had made an error during the submission. We were told by the council that the amendment could take 4-6 weeks to approve, luckily the builder was able to get this pushed through for us and we had it back in less than a week. Then we had another week or so delay because our mortgage approval had expired because we’d organised this all the way back in June. The positive of the delays has been that we’ve been able to save more money and are in a better position than we would have been if we’d of started on time, although this has been offset somewhat as our contract with the builder also expired and we had to pay some penalty fees. Fingers crossed that construction on our house will start in the next two weeks or so. Can't believe how long council approval takes!! I'm a bit like your though in that some small delays would actually help us financially... I have not posted in a while because I have been rather frustrated at the progress. I hope today they are going to tell us that our land is going to register next week I signed in late Nov 2012 and still waiting. We will be in 2A 13 Carl street. It is so frustrating to see so many houses going up on my street with my block just on the the other side of the fence. Our builder mentioned passing on their stamp duty costs if we couldn't exchange before their settlement date, so it's actually in our favour for 2B not to be ready to settle yet! (I'm sure I'll have a COMPLETELY different view of delays in a few weeks' time though!) Have they given you ANY indication of settlement date yet? We got block 638 near the new christian school, Hoping its not going to have any issues..
i have a few questions if i may.. - Did anyone question the clause stating half of any interest your deposit incurs until seettlement going to the developer? if so, how did you go? Ive asked my Solicitor to query that one with predjudice.. - has anyone hit rock on their block? which block? how much rock, and how did you combat it? $$ incurred to do so? ive also got some feedback re solar for those who discussed it a few pages back.. My opinion, It will pay itself off within the 5-10 year period. Im hoping that LUMO will be available as a vendor for electricity. If so, this is who im with now in qbyn and with my 3kw system, ive dropped my bills from 15-18kw/day to 5-9 kw/day. Feed in tarrif.. well thats usually between $50-110 per quarter at 7.7c/kw but we dont factor that in when planning. The main savings come from reducing usage, we now do most things on weekends, when on time of use plans, weekends are off peak. Ill be going for 4.5kw if roof space permits this time, just to give us more headroom, to cover our evap cooling plans, and all other power usage during daytime... Off grid setups are still too expensive. We have pretty much decided on MJH, their written quote has come in alot less than some others who have given us estimates (i must state we have only been given one quote to this date), hopefully we wont have any gotchas pop up. Still, never say never. Im a little worried about the banks valuation of the blocks.. our current house just came in at $430k which was less that we wanted but still not bad, though the block we bought is $30k higher than our council valuation on our qbyn block. If you spend an hour or two of your Solicitors time on it, anything you might have gotten by getting all of it will be gone. My understanding from talking with a few people who have dealt this CIC over the years is that this is a normal contract, and if you don't like it "you are welcome to go buy land somewhere else" is the general attitude. I've been slowly working my way through adding all the streets and names when I find time. Google Maps is largely a community based effort...
