Browse Forums Building A New House 1 Jan 17, 2013 11:34 pm Hi, Im a new member. And i have done a search of these forums but cant find the info im looking for. I am looking at building a new home in Serpentine and am curious as to what the site costs might be. Just after a ballpark figure. Its a 1000m2 block with power and water. And if anyone knows the rules regarding septic tanks in the area. ie Do they have to be bio or standard? Any help would be appreciated. Re: Building in Serpentine, WA 2Jan 18, 2013 1:55 am Welcome I'm building in the Chestnuts in Jarrahdale, have been quoted about 45000 - 50000 not including septics as a provisional sum. Depends what your block is like though - mine has a reasonable slope and a fair bit of rock The septics will depend on whether you fall in the water catchment area - I know that I do and have to have the bio style system not the standard. Have you got any ideas about which builder you want to go with? Havent decided on a builder yet. Have just found the block and still trying to do research on it. Hence why i have posted on here. Is there some way of finding out how much site works might cost before you commit to buying a block? This building thing is all new to me. Thanks again. Re: Building in Serpentine, WA 4Jan 18, 2013 11:57 am Maybe try contacting some site works companies in the area and ask for a worst case scenario estimate, based on what you know of the block. Obviously it won't be accurate without a soil report and site survey but it should give you an idea. Last thing you want is to purchase and then find out the site works are so expensive you can't actually build what you want. If you need the bio style septics I can tell you that I was quoted between 14000 - 20000 for a filtrex system, depending on the size of the house. Try the shire too they can tell you what septic you'll need ... Like soil tests etc. So I can get some idea as to how much work the site might need. And if so who does these? I have tried googling site inspections and all I can find is companies that do house inspections. Cheers I’m curious about how you went with this. I will just wait and see I guess. Trying to get some more information from our builder. 9 11715 |
