If it is as turn-key package, it should include landscaping, letterbox, clothesline, blinds, etc. Otherwise, those sorts of items will be extras. If land and house is bundled together, I'd work on a minimum of 5% extra needed to finish it off. On the base price of a house as quoted on builder's websites? Assume a minimum 10% extra. Be aware that it is very possible to spend a great deal on 'extras' and 'upgrades', some of which you might assume are basic necessities. Most builders have list on their website of their standard inclusions - have a close read of a few! In my opinion, the biggest reason to build is to get what *you* want in the house. Your choice of plans, colours, fittings and so on. The price for an equivalent established house may or may not be comparable, depending on the area, so it is worthwhile to do your homework and check it out. The biggest downside? It will take over your life! There seems to be a strong correlation between investing your time into your build - getting your choices right, keeping track of progress and pointing out mistakes so they get fixed (hopefully in a timely fashion) - and the satisfaction at the end. We have owned two existing houses and had 3 new houses. We generally start off looking at existing houses but usually find nothing we like and end up building. I would say that it would cost us about $30-35,000 on top of the base price to get the house, and garden finished. If our base price is $220,000 we add about another 20 to $40,000plus thousand..depending on the builder and what they do and don't have to offer. Theres upgrades like airconditioner driveways colours better fixtures renders, upgraded appliances ......which is extra costs to some builders , then once you move in curtains clothes line letterbox...... In saying that things can wait and don't really need to be added while building you can always wait for the airconditioner or driveway..... . The building process is draining but if all goes well building I think is worth it in the end. Everything's new and how you want it, and makes you feel as though you have achieved something at the end of it as its a lot of hard but fun work sorting out colours and plans...
