Is it (allowance) just going to cover patch of the grass at the front of the house or can you splash (include) for something more? How far would $3000-4000 take you in the landscaping world? I asked for a quote for our front garden which is approx 3.5mx12m (taking out 2.5mx1.5m of stairs up to the property too though). I said I would be doing the decking of the veranda (10sqm) separately too. The quote I had back was for 5k and included a frangipani tree, 12 small low grassy shrubs, pebbles as ground cover, and the laying of some stepping pavers - approx 15 (which I had to supply myself). Ouch! If I were you I would get grass with the allowance and buy plants, do the shaping of beds, paving etc yourself as they seem to charge a lot for these. I know that in total my developers allowance if you do landscaping and gates as they require will just about cost me the $5000 I will get back but most of the stuff I am doing regardless so cash back is good. A $4k landscaping budget for me to do the work would get a huge amount done. Reasonably mature plants will often be in the $60 ballpark, pavers are a few bucks each.
