It now has to be sent to estimating to be ACC'd but that just a formality =] Really glad to finally have things sorted! They expect we'll be underway in the coming few weeks so hopefully that means sooner rather than later! I think seeing a slab on ground will make a big difference because it will mean its moving towards other stages, when you're doing paperwork, tenders and contracts it seems all over the place and you dont really see anything for it all. Exactly! With our builder I found the building process fairly quick and unlike the paperwork side, it is exciting because there is always something new to see each week! You'll get horror stories from any builder, doesnt phase me really so long as I stay on top of progress and speak up when we notice things I'm sure it will go fine, as will yours! Yep, two days before the tender appointment we were given our near final tender. They wouldnt give us soil information or anything before that date only because it sits with their estimating department and they are lock stock about not guessing on pricing I think. They do like to follow an order/process in terms of preliminary costing, colour, costing, soil, costing, final tender presentation, contract prep and final final costings, signing and so on. Its a bit of a grind but all builders appear the same. Wendy is great btw. What we did was visit every Fairhaven display, take photos of what we wanted and then at the colour and selections meeting we knew what we wanted, for example we have the stone tops from the Franklin in our home as well as the taps. My brother is also at contract stage with Fairhaven building the Franklin. I can't really help too much with site costs. All we had price was the slab, concrete peirs due to site fall. We did our own retaining walls and site cut due to my wife at the time working for a civil construction and escavation company who did it for our wedding present. One thing to think about with connections is water. One major cost we faced was that it was initially thought we would have to run a new line as there was no tap on the property and it would be $3,000 with Gippsland Water. Luckily turns out there was a pipe already there underground and it was only a few hundred. Everything else was pretty standard as we are only 9m off road. Final tender doesnt have everything. It has 99.9%, subject to final construction drawings (we needed a few extra piers and upgrade to H1 from H class slab) and the energy rating test. Unless you're making major changes to the home Fairhavens are already set at 6 star. We raised the ceiling height and still the home was given a final rating of 6.3 star. Its important to note these isn't worked out until after contract when final engineers and construction drawings are done to be submitted to council. They had mentioned if we needed to upgrade roof batts to meet higher energy rating it would be approximately $1,000 for that, which isnt a great stress in the scheme of things... The tender is really to get a more accurate price range to proceed to contract and near final plan development and technical layout. Austral bricks is their supplier. There is a very wide range, therse probably 12 or so in the base range. It depends what facade you're having I guess. Ours was a base brick, however my brother wanted something 'totally unique'... which I can assure you was dropped relatively quickly. To be honest I think they picked something crazy and then realised they shouldnt have. So I wouldnt stress too much. I think it was a few thousand to go to the next range but we were more than happy with the base range. Hopefully that makes sense. Where are you building? Ours were almost spot on just a little variation come contract stage so they will give you the most accurate measure before you decide to proceed. At that meeting we paid the $2,000 further deposit to proceed to contract and final costs. I think we paid direct deposit the day or a few days after actually they were very relaxed about it. After that about 4 weeks for final plans, pricing and contracts to be prepared. From there its another 2 weeks roughly for a permit, and then a start date. We are between permit and start date atm. Ours has taken a lot longer from doing our own site cut. Like you I'm really keen to just see a slab down. My brother has just gone through the final tender stage and they're finalising pricing before contracts in a few weeks. Keep me update on how you're progressing. For those wondering why I have purchased it so early, my parents have the same model and the cross use of 3D glasses was hard to pass up, plus we were so happy with the quality of theres we were worried getting something else may make it a disappointment or we would regret it.
