I have the plan for the base home as well as our detailed altered plan. It can basically go anywhere else except there I told them. Only other option is to mount the projector closer to the screen but I still dont like the idea of it sucking in hot air from behind it. Re: Fairhaven Homes Whistler - I HAVE CONTRACT pg5 83Jul 10, 2013 7:26 pm Hey guys. We've got our contract for tomorrow! One major change has come through the change of our slab, again. The senior engineer has determined that it needs to be H1, not H, or M as it originally was. They've told us that the price will be $12,600 instead of the $9,800 we'd already agreed to. While disappointed I dont think theres a lot I can do here. I spoke with our rep and she's told us they've approached the head of tendering who is responsible for final pricing and thats a discounted price compared to what they normally charge for our house on H1 let alone for a 3 car garage. A few other things have come down in price so my wife and I have agreed between ourselves that if this is our only blow out, then thats not too bad... One other key thing I've found in the contract is that it excludes the connection costs, so gas, water and so on. Is that normal? Will they arrange for them to be connected to the property before handover? Seems really weird they're basically saying it won't be done going by this aren't they? The contract also states that it is not a fixed price contract and lays out the causes that would mean we would have to pay more. Is this standard also? Thats probably the only cause for worry I have or want to question. With regards to start times, it says; Person responsible for obtaining and paying for the building permit and number of days to obtain the permit - The Builder 45 days. Commencement must occur within 21 days after the builder receives final approval from our lender according to another point. All of that seems really standard overall. For anyone interested the breakdown of payments is; Deposit - 5% Base - 15% Frame - 20% Lock Up - 35% Fixing - 15% Completion - 10% So overall happy I guess, but a little confused in general. It's a lot to take in. One real benefit is that our plans are spot on having checked them very throughly! Anyone else wanna give some opinion or comments on other things we should check or look for? That's correct, Connection charges for gas, water, electricity, telephone are to be paid by you to the provider. Aren't you having a independent building inspector/ engineer checking and verifying work done at each stages, this might cost you a little but you could be assured that standards are not compromised. One of my mates is building a double/s house with FH and they have agreed to hand over almost 40 days before due date. So their delivery track record seems to be good, hope it will remain so BTW how long did you take to conclude the color selection ? I'm going to try and ask they let our flooring company on site before handover too as they want to pin skirts which means more work for me after handover. I feel better to gt some of your comments. We spent about 3 hours at the colour meeting. Though we knew everything we wanted having visited all of their displays and taking photos. Hope we go ok at 9am! We went through the plans thoroughly last night and again today however there were no errors. We've settled on slab pricing and today they told us having spoken to the builder who will be responsible for overseeing us, he is happy for us to put conduit of any size we want through the studs at frame stage so long as we dont nail anything into the studs or wall frames!! Best result we could have had today for that so we were really really happy! Beyond that just waiting for permit to be issued now so we can move to construction everything else under control. We met with our broker today and everythings fine valuation next week but a preliminary look at it says no issues. Fingers crossed! YAY! After paying the 5% deposit yesterday, today we paid the Developer Contribution Levy for Baw Baw Shire Council and the site Asset Protection for Fairhaven. Funny how quickly things add up! We've now given our bank all the paperwork, provided quotes for House, Retaining Walls, Site Cut and Fencing so hopefully finance is sorted asap and the valuation sorts itself out to be right. Tuesday we have an agent we know coming through to value our current property. We had planned to rent but are unsure now if we can be bothered dealing with that, so have decided to list it as we build. If it sells yay, if not, rental she is! With the easement at the back having the 3rd garage was a better option than side fences and I think fills out the block nicely. It was $10,500 however it was an additional $650 for the extra lifter. Edit - might be important to note that we have 2740 ceilings so our interior of the garage is taller than normal I'm unsure if that made it more expensive than normal too. Funny I went up there to pay for it, and asked the service staff why we have to pay this, who instituted it and she very quickly blamed the state government and that they are responsible for most fees that we have to pay. I had to laugh as I work as an advisor with the State Government and know how it was instituted at the request of the council. Decided not to bite, funny how the blame system works though. We also had an agent through our current home yesterday and were really really happy with the outcome. Since I purchased it in 2009/10 its increased in price $40,000 or there abouts with an input of $10,000 for upgrades. We're marketing it towards investors atm with the hope of a sale and rent back as we are 200m around the corner from our block, much easier to move if we only have to do it once! Though if someone came along and wanted it for themselves at the right price I wouldnt complain or wait! With regard to color selection do we have to choose products only from the products offered at their studio, or could we nominate suppliers,,, I was recommended to have look at the boral web site, but I am not happy with their bricks collection, instead Australbricks has a product which I like. Interesting I got an email yesterday from our rep saying thanks for a copy of our formal approval and that they were 'waiting on a few more things to come through before the permit was issued'... no idea what these few things are so I assume its nothing more from us maybe final drawings or something... Anyway with regard to our colour selection we chose only from the range they had on site. We asked about the potential of supplying our own bath if we found something different we liked and they didnt seem to have an issue with anything like that, however bricks may be a different story. What type of brick from Austral did you like there generally is something very similar from Boral normally. What facade are you having also? We werent too fussed with brick pattern as we have an entirely rendered front to our home. I think if you wanted to do your own bricks you would have a nightmare of a time. Just as a note my brother has now also committed to build with fairhaven as a result of the good experience we have had and was told for the category 3 brick upgrade its $16,000 on the Franklin... so I'm glad we have a base level brick which is actually really nice. With the tender I recommend you just get them to quote absolutely everything you want, then cross out everything at the tender meeting that costs too much or that you are willing to do later on. It is a massive pain following the tender to add stuff in and it adds time to every single step after. Just make sure you go through room by room, we took our draft tender that we had before the meeting to the display to tick off everything. Best thing we ever did. I didnt bother with a 3rd party to check through the contract. I had a copy of the standard HIA contract and just compared the two. The most important thing is noting cost over days if they go beyond schedule and knowing what it will cost you if you are the one to delay (be it due to finance falling through, block not settling etc). Unfortunately I cant help you out regarding an inspector, if you mean for the contract our solicitor said they normally do that if needed however because I didnt use them I cant really give you a price guide sorry. First party is interested in buying it as an investment, in which case we can rent it back, second party is looking to purcahse it as a home however she is selling her current home. The second party is wanting to come back for another view tomorrow after looking yesterday. The agent has said even though she's selling her home he's told her that we wont sign a contract subject to the sale of her house, she said she understands that and if she decides to make an offer (which he seems to think she definitely will), it will come with a request for a 5 month settlement instead of subject to the sale of her house! Thats a massive win for us if thats the case and we get the price we are seeking! Gives us the security of the sale as we wish and the timeframe to not move out until much closer, if not after our home is finished at the end of the year start of next year!
