Re: Hammond Rise (WA) - Content-Living Build 64Mar 03, 2013 10:39 pm Okay it's been a while since I've done an update, but finally the roof timbers have been completed since the 2 week delay earlier and wiring has been started! It's good to see significant progress when I visit the site and It looks like they've done a pretty good job with the roof timbers. I've also had my plate height site supervisor meeting and I had no major issues to raise with him, so it was all good! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Roof is looking good! It took about 2 weeks in total for the timbers to be completed, which seems a bit long but I've noticed there is a lot more steel I-Beams in the roof than usual. You can see they've begun chasing the cables for the kitchen. The builder's electrician and the smart wiring cabler have made a start on all the wiring and cabling. Most of the conduits and wire grooves have been chased already and it appears they only need to put the actual wires in now. I also went and chose my flooring on the weekend! Originally I wanted wood-look tiles in my living area and carpet in the bedrooms. So I went to Cosby Tiles in Myaree and gosh it was pretty busy, but still the service from the staff was great. I found the wood-look tiles I wanted and they were so beautiful in appearance and texture, you really can't tell they're not wood! They were $52/m2 supply only which is a pretty good price for such tiles from Italy. But I knew laying would be around $60/m2 and Crosby confirmed that was a good estimate, so it was a bit out of my budget. :S Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ So nice and good price! Too bad the laying is more than the tiles cost! xO I then went to Carpet Call to choose me carpets and check out their range of laminates. Service there was also great from a guy called Josh who funnily enough was also build the same house plan from Content-Living! Ahh what a coincidence! So anyway after much discussion, we selected a nice almost gold coloured nylon carpet and ooo it was soo soft and comfortable! Also I decided to go with laminate instead of the the wood-look tiles as it was a great deal cheaper, and this particular laminate was very good quality whilst having a very similar texture. It's a brand called Parador (from Germany) and the type is Trendtime 6 Castell Smoked. Even though it was pretty pricey for laminate, they are very wood like looking and the planks were massive (2200mm x 185) and still much cheaper than the tiling I originally wanted. I also noticed how heavy they are compared to the cheaper ones at Masters, as they are made from a much denser MDF. Of course I would prefer the wood-look tiles in the end but this is my first home and I just couldn't justify the cost Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Here is the display stand of the Parador Laminates. They are very convincing and when combined with the acoustic foam, don't have that echoey sound you usually get with laminates. The photos don't do the carpet and laminates justice, they look so much nicer in person! The laminate in the end ticked all the boxes for me, Wood-look, Very hard-wearing and Cost effective. And also that new Content-Living houses get a 25% discount off the full price which just made the deal too irresistible! So that's another thing out of the way, Next on the list is wall paint colours to match. I'm trying to copy a display home's colour scheme as close as possible which required a woodish looking floor. Looks like your build is going well! I wanted to get those exact wood look tiles from Crosby's too! But also ended up going laminate also from carpet call. Not sure if its the parador - but we had it installed without acoustic underlay and its very minimal cloppiness... and we are used to tiles. Their installers were great both laminate and carpets. We also got a free rug! in the end the laminate we chose came down to the very specific colour I had in mind, a grey brown toned with texture in the pattern, its very similar to yours just a bit lighter! Ah yes those tiles are just to die for, straight away when I walked in I was like "those ones"! The lady at Crosby said they were their most popular wood-look tile. Good to hear that you are happy with your laminate, the echoey cloppy sound was my biggest concern but I'm glad from your experience that it isn't an issue. Nice score on the rug! Josh, the guy at carpet call said all rugs would be 40% off if we bought them on the day, not quite as good bargain as your freebie though! I've noticed there is a lot of good lengths of timber offcuts left over from the roofing, my builder said I'm welcome to keep them. So tomorrow I will head over after work and stack them along the back fence. I think they will come in handy for my random future DIY ideas! I was too late to save some spare bricks though. I have also taken the study out and made linen, ensuite and main WIR much bigger. I moved the shower in second bathroom to behind the door as i thought there was wasted space in front of toilet door. I also prefer to have toilet in laundry so when we or teenage kids are entertaining out back no one has to go through the house to use the loo. I also put in study nook near kitchen then pulled out back wall to extend back 2 rooms and WIR slightly. I also made walk in pantry bigger. Didnt really cost much at all to make those changes, more cost in the bigger cabinets in laundry and bathrooms. I have made other changes like making all benchtops higher. I was quite shocked at home small the ensuite and walk in robe is compared to the display home. so im sort of copying your plan with transforming the study into a ensuite. I think its the best ideas so far. The guy at Carpet Call said this stuff is used in shopping centres in Europe so I hope means they are very hard wearing! The smart cabler guys already sent me an invoice for the wiring so I went over to have a check before I paid and it all looks in order! I think I've run too many conduits now, looking at it now but hey in future I can really network up my house. It's all about "future proofing". No new photos today. I will probably head over tomorrow or on Wednesday. I'm surprised the Colorbond hasn't been started yet but they have brought in a bobcat and skip bin to clear up the site a bit. I'm hoping that I can get keys by the end of May, but maybe I'm being too optimistic? Quality of workmanship though has been very good so far, No complaints yet! Are you able to tell me how much you paid and what that included? Ah Didn't get a chance to read your post till today. It's probably too late but I paid around $3200 in total for my smart wiring. Breakdown was: $2000 for NBN basic package which includes 2 data/coaxial ports and 1 data point and all that equipment in the garage. $1000 for the alarm system with 3 sensors. $200 for about 5 extra conduits for running cables myself later on. I know it is a bit pricey but I wasn't in the mood of "shopping" around and just bit the bullet and went through them . Oh wow 43 network points Enelya! I guess it's better to have too many than too little. In the house I'm currently living in, we have network cables running along the floor into the rooms so I'm trying to avoid that in this house at all costs . Progress seems to have stalled again on the house The colorbond roof was booked for last week but I went to visit on Saturday and the only progress in the whole week is the gas lines being put in. They must really be having problems with the roofer contractors, the other trades have been very efficient though. Also the neighbor behind me started building 3 weeks before me and now they've overtaken me! Argh! Haven't got my quote yet but I know it's going to be very high as it was an extra $200-$300 for each tv point, around $300 for the aerial, I'd say all up around $4000 for the wiring. They are also doing a quote up for perimeter alarm as the guy said it has to wired up in the building stage. He gave me a round about figure of $3500-$4500 for that.... Came home and thought about it a bit and decided I was better off just getting the basic package and getting all the extras added myself at a much cheaper price. Today I made a couple of calls and I have found someone that can smart wire the whole lot including Antenna and extra data/tv points for $1400. Then for $700 he can put in the base security system which is the same one intelligent homes uses. He also said that can be upgraded at a later stage to add perimeter alarm I just need to pay $150 to have bigger box installed to handle the extra wiring later on. Only thing is they are not accredited so they can't do anything until after key handover which is fine by me, we are getting a lot of things done ourselves so won't be moving straight in anyway. Conduits are more reasonably priced, but still cheaper to do through the builder. I was happy with the service though and the guy did explain everything clearly, but yea the mark-up is just too much. They wanted I think $400 for the TV antenna but I'll do that my self (I installed the one on my parents house and it was pretty easy). Sounds like you've found a very good deal for the smart wiring and cabling, and I'll definitely call around next time for a better deal. Adding to my list of things to do myself is putting in some overhead cupboards in the kitchen and I'm also considering sealing the garage floor with some sort of penetrating sealant after reading a few threads on here! Also I'm investigating whether it's worth using those paint spray guns for internal wall painting, or is the good old fashioned rollers good enough? Must research more!
