Hopefully if all goes according to plan, I'll be on this forum a lot sharing tales! My girlfriend and I are looking to build our first home. We have been renting for a long time, but with a growing family, the time has come to expand! Our preference is to buy the land seperately and build on top. We've seen land parcels we like, and whilst we haven't received specific quotes from any builder for a house, we have a rough idea of what a house would cost us to build if we went with one of the bigger building companies (headaches and all). What I have no idea on, are hidden costs. If a land is priced at X, and house is generally Y, how much extra as a percentage should I be budgetting if I'm not going to ask for all the little extras, and just take a standard build, and including all the lovely council and legal fees I know I'm going to be slugged with (is it even worth building your own I ask myself??? ) I don't even know where to begin here, or where to start reading. Then if you wish to upgrade from the builders standard plan, why not ask your builder of choice to give you an itemized cost of each individual item, including all the builders costs, that will be added to the contract price if you wish to upgrade. This way you will have no hidden costs. Upgrading can be quite costly and sales reps will always try to talk you into them. I would also try negotiating the price as builders are fighting for clients in this present climate. Keep in mind they want your business, are they prepared to negotiate for it?
