Just realized I can only get 150m2 living area each after talking with Masterton consultant today. Due to council policy, property living area can not be more than 50% of land size. Is there any way I can build it larger? A strategy passing council or any architect solution? All responses are appreciated. Thanks! Nope, you got no chance on that one which is a good thing imo you really don't want to develop areas that look like slums. Masterton are correct on this one, council will not allow dwellings > than 50% of the land area it changes after 750 sqm, for anything over 750sqm you have 50% on the first 750 and I think it is 25% on the rest above 750. Re: anyway I can build a larger duplex? 4Jan 13, 2013 2:16 pm jihaomou thanks PHunter. my land is at Panania. things is I saw some other duplexs in this area are obvious bigger than 50%. how can it be? there was a time when such rules were not in place, i remember seeing a strata construction where you could build 3 seperate houses on a block <1200 now you need >1200 rules unfortunately change and in such situation i think it is better for the area.
