Browse Forums Building A New House 1 Jan 11, 2013 11:20 pm I am currently building with 101 Residential and getting close to prestart. With dozens of decisions still to be made I would love some feedback on costings for: Tiling upgrades Electrical upgrades Stone benches We would also like a deep grey roof but I can't decide on one. Woodland grey with shale grey fascias and render are up front so far. Does anyone have any pics etc of this. Re: Building with 101 Residential 2Jan 12, 2013 9:11 pm Hi N...love the name btw... You might like to have a read through this thread or send her a personal message as she has completed a build with 101 viewtopic.php?f=31&t=53851 Good luck...it is a very daunting prospect "prestart"! But i am sure Leighlou will be able to give you some idea of their costings... In regards to the woodland grey our estate has it as our only fencing option and it throws off as a khaki green at times. Maybe visit stratco and see the colourbond selections in the large sheets to help visualise. cant wait to see your floor plans. goodluck chelle Re: Building with 101 Residential 4Jan 18, 2013 7:18 pm Well had our prestart today and within seconds were devastated by a variation for site works to the tune on 23,000. Totally knocked me for six as we are working on a very tight budget. It was a bit of a hike from our original 7,000 quote. They are charging for all sorts including 6,000 extra to run our services in, 1500 wind levys, 1500 to delivery down our driveway, 2000 hard dig (is an estate built on sand dune) the list goes on. Would love to hear some opinions on this as right now I am feeling like I am getting taken for a ride. Subsequently prestart was a bust, instead of choosing my upgrades, I spent my arvo pulling it all back to bare bones. Not how I thought it would go. Re: Building with 101 Residential 5Jan 18, 2013 7:25 pm Is it a batalaxe(sp) block? Is it close to the ocean? Did they clearly explain why it increased? Was the original sum before they had surveyed your block? What did they base the original estimate on? Or site costs increased $10,000 after survey due to the need to have retaining wall down one side of the block and the associated safety equipment needed for the roofing people. Re: Building with 101 Residential 6Jan 18, 2013 7:42 pm Interested to know what the increase was for because we are waiting on a plan costing/quote to come back from them and another builder. Re: Building with 101 Residential 8Jan 18, 2013 8:18 pm Hi fmac Only one is doing the tests but we made sure they are in our name so we can take them away H1 Thread - viewtopic.php?f=31&t=61557 Re: Building with 101 Residential 9Jan 18, 2013 8:25 pm The only reason I ask is because some of the site costs are based on the site survey and soil tests so you may find that the provisional sums could be different between the two as one will be basing it on surveys and they other won't. Re: Building with 101 Residential 10Jan 19, 2013 1:01 am All the best N! I really have to go back a step and search what's the prestart and survey mean. Re: Building with 101 Residential 11Feb 20, 2013 3:55 pm Hiya, Im about to start the process with these guys & Im facing $25k site costs (clay). Need a thicker slab. You may be able to get quotes for your site costs yourself - like any business they will do this and put a mark up on it. But from what I understand site costs are site costs - its what the engineers require in order to build your house & if you are going to get one thing wrong you dont want it to be the foundations. Please keep posting - Id love to hear how you progress. I'll start a 101 thread too once Ive got something worthwhile to contribute! Building with 101 Residential in Falcon. Re: Building with 101 Residential 12Mar 01, 2013 10:52 pm Hi we too are building with 101 on a rear block so have extra cartage etc, ill check the exact coatings and pm you soon. We did ask to do our own soak wells but we were informed that 101 do not permit that. Pity as we have a family landscaping company! Re: Building with 101 Residential 14Mar 03, 2013 12:10 pm Hi Nikki I've just checked our contract and our site costs were increased by 2400 at prestart - and even then I was a bit taken aback! Can't imagine the shock you got when they told you your increase! Did you end up upgrading many of your fixtures and fittings? The most annoying part I found was that there is no access to the roof space below the pod so they have to do the lighting for that part of your house. For us this meant paying them to do the down lights in the downstairs living! Hope you have recovered from your prestart shock! 1 2987 I’m curious about how you went with this.
