The house I am wanting to build is just under 60% site coverage, I am allowed 60% in my estate. The house is roughly 13m x 24m single storey. This measurement doesn't include 600mm eaves My question is do they include eaves into the total building size? With the eaves would workout to be another 4% or approx 39msq Problem I'm facing is I love the block and the house design equally Cheers Never argue with an idiot. Total coverage is "Proportion of total site area covered by all buildings and structures roofed with impervious materials" i.e. total roofed area including eaves. If it is over, ask for relaxation or if there is an alfresco area you could consider dropping back the size of that area so you slide in on the 60% and add a 'pergola' that can be roofed later. Applying the standard The definition of a building includes a dwelling, a garage or carport, a verandah and any other roofed building such as a garden shed. When calculating site coverage, if the upper storey projects over the ground floor, that part of the upper storey is also added onto the ground floor area. Outdoor paving, driveways, footpaths or building eaves are not included when calculating the amount of site coverage. Never argue with an idiot.
