Browse Forums Building A New House 1 Jan 11, 2013 10:45 am We are struggling with what to do flooring wise atm, obviously an area where we can save a fair bit of $$$ but how do you negotiate it?!?! Obviously builders aren't going to want anyone elses tradies coming in to do anything pre lockup? So it would mean having floories come after lockup rip off the skirting and put it back on and then patch the paint? Is it really worth it if this is the case?? Or am I missing something Elle Siteworks 8/11 Slabbed 19/11 Our Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=65703 Re: Flooring & Carpet 2Jan 11, 2013 10:53 am Hi Elle, We built about 11 years ago and we didn't include any floor coverings in the contract. After handover we got the carpet layers and floor tilers in to do their thing. They didn't need to do anything with the skirting boards or paint. I'm not sure how you go if you want floor boards though. Re: Flooring & Carpet 3Jan 11, 2013 11:00 am Thanks fozzy, maybe it is worth getting tiles rather then floating floors in the hall/family if we can get it done after handover then! Anyone had floating floors after handover? So for most project home builds, you'll find people have had the floors installed after handover; whether tiles, floating floors, carpet, cork, or whatever. Re: Flooring & Carpet 5Jan 11, 2013 1:34 pm Hi Elle, I am not 100%, but I think if you have floating flooring installed after completion then you can get the beading that goes around the edges. We have it in our contract that the skirting will only be tacked on so it can be easily taken off when we install our floating flooring, however we still have to have the beading around the kitchen cabinets (they wanted to charge an extra $500 to install kickboards after flooring!). It also depends on your builder - ours has a great relationship with the flooring place, so if we had chosen hardwood floors they could have gone in before completion. As it is, we had the flooring cost in as an allowance in our tender (with no markup) and they will communicate about handover so our flooring will be done the day/s after we have the keys Re: Flooring & Carpet 6Jan 11, 2013 2:01 pm Frog neither of the builders we've had quotes from so far have included flooring but I've asked for options for carpet in bedrooms and boards/tiles in the other areas to see how much they would charge it for Thanks Kelbelle hadn't thought of beading $500?! that's nuts they just clip on! meeting with a sales rep tomorrow about our plan so might ask about tacking the skirting on too just seems like a waste to have to rip things off and patch them up again! maybe I am just being too paranoid though lol Siteworks 8/11 Slabbed 19/11 Our Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=65703 Re: Flooring & Carpet 7Jan 11, 2013 6:41 pm Is it a H&L package? We have an $8 - $10k flooring/window treatments package. Im scrapping the tiles all together & getting polished concrete with carpet in bedrooms only..... We give our superviser floor board sample and they'll fix the scurtings to accomodate future floor. 2. As kelbelle said, tacked on scurtings. For the first option they require extra money, so we've chosen the second. 1 15753 1 11004 they can, it's a fairly standard solution when the slab isn't recessed. the falls need to be in the main floor, if it hasn't been done then you need to ask them to redo… 4 6582 |
