I have looked in to shutters and yes on the windows we'll have white shutters and on the stackers translucent roller blinds... just have to make sure the driveway is paid for first and we have enough money for that. Once that's out the way then leftovers can go in to getting at least our bedrooms and bathrooms done. Until then, a lovely 250 thread count white drape (bed sheet) will have to do! The translucent blinds I find are very light, still allows you to see out but keep some privacy at night looking in. These too will be white to keep it light and airy. One of our stackers are over 5.5m wide, so we will have 3 or 4 individual rollers so you only have to lift those near the door opening and like you say Jen, only have to go up so high. We have a sliding door in our Master leading out to what eventually will be decking and a sunken spa, here, we will have shutter doors. Oh the expense, although the blinds are really well priced and not too expensive at all. Decisions Decisions.... I fear that the building is the easy part! Just struggling with getting the interim OC at the moment. We MUST have aluminium mesh flyscreens installed in order to get it - didn't think this was the case as DH didn't want any flyscreens - so now racing around trying to find a flyscreen supplier - we have EHI coming out 7am on Tuesday at this stage. THEN, we also need to have stairs from the alfresco, but since council amended our plans and allowed us to use fill, we really don't need stairs anymore we didn't think as the dirt is not that far from the slab anymore - but the certifier is saying we do. As we want to extend the the alfresco ourselves later, we don't want to waste money now on something that has to come down in 8 months time.. Anyone know what timber is classified as fire resistent that's not too expensive to make a couple of steps? Otherwise, we may just use blocks and screed with concrete. Also, what are the rules around interim OC - what happens if you move in and don't have it yet??? Are there actually any repercussions.... just asking? We should be ok as we still have out tiler to tile our main floors, he starts Monday morning and will be a couple of weeks followed by carpet and then appliances. This will also give us some time to pack at our end and start clearing out the storage unit..... Oh the fun begins! At least our fly screens aren't as expensive as I thought.... so glad we didnt sign that fire upgrade variation. Our charges to upgrade to Aluminium mesh screens from normal after we learned we were BAL 12.5 was over $3,500. Based on our estimate, it's going to cost us $1,100 to do ourselves! Being only 12.5, we only need fly screens on only the openable section of the window, where as you go higher in rating you need to cover the whole lot and the mesh changes again - check all this Carak as it adds up with you fire zone so make sure they're all included - or see what the rebate is and do yourselves - as yu can see, a fair wack of money to save on doing certain things youreselves. The annoying thing is, had we started to build back in 2010 we wouldn't have any fire zoning at all. We went to council after they changed the guidelines Our neighbours don't have them and they are not classified as any type of fire zone, so I think you'll be fine. Our other neighbour has just put in the retractable ones - have you seen them? They roll up in to a canister, so you can have clear windows most of the time and then pull them down when you want the window open. Really great - and make cleaning soooo easy! Stupid thing is - not mandatory on stacker doors - of course, can't get embers flying through a big open stacker door!!!!! The certifier when I questioned him said that's because doors are designed to open and close - well sorry, but my idea of paying for stackers is to have them all wide open to make it lovely and airy.... although, like windows, if there was a fire - trust me all would be shut. Also, as we have awning windows (wind out), meaning the ugly screens have to sit on the inside - so that might mess up my to-be shutters just a pain and inconsistent with everyone around us..... I am thinking them because a) they can come out Tuesday and the others aren't available until at least Thursday and having the tiler in the middle of the floors is going to make access to measuring the windows very difficult plus b) their lead time is only 2 weeks Vs the others at 3 weeks, so much prefer saving a week and happy to spend $100 for that, although I will see if they can price match when onsite. Yes our $1100 is for the aluminium so 1/3rd what Kurmond were going to charge. What's your BAL. If you're 12.5 you will find stackers and sliding doors based on the new fire regulations are exempt. I will need to look for it, but even our hard nosed and unreasonable certifier has said stackers are not included as they consider doors to be closed where as a window can accidentally be open. If you're a higher rating then it may be different and I am not sure of that, but 12.5 - only on windows and the openable section. Up to BAL40 you have to have a thicker mesh (not aluminium) steel only and it has to cover the entire section of the window (even the non-openable section), I think this is to prevent glass blow outs during fire. 12.5BAL aluminium mesh is approx $20 per window more I have found. Well next stages can start at least - Tiler coming Monday will take 2 weeks, screens getting measured Tuesday and should take 2 weeks. Then carpet and 2 days of leave to clean clean and clean.. As soon as their in, we'll apply for OC and then get sorted during the 5 days that takes to issue... I didn't even take final photos as in a photo it will all look the same until floors are done so I will update in a few weeks with photo reel. Geez they have done a lot already. They will be finished by Tuesday,(started Monday), so I am going to book the carpet in for next Friday. I think i'll take next Wed/Thursday off work to spend at the house cleaning the house before the carpet arrives on Friday - don't want it to get dirty or dusty - especially being a dark charcoal. That will then leave the weekend for delivering the remaining furniture. Got the screens measured but then found out our tiler's contact for screens can give us Stainless steele (as opposed to Aluminium) for $50 per window. The others were charging $60 a window for Aluminium so we are so grateful for the favour - every dollar counts right? Anyway, he has also tiled post handover for others who have gone through a project home builder and he said he hasn't ever seen one like ours. We have an old 50's house with masonite everywhere and nails popping out, warping, rusted etc.… 0 4514 I'd get the gutters to match your roof and pipes to match the paint - otherwise they become a feature.
