Browse Forums Building A New House 1 Jan 07, 2013 8:31 pm Hi, I missed a call from the land developer saying that I should be aware that the Lot next door to the one I have recently shown interest in - next door there will be a DOH or DLH rental property being built next door and thought I should know... I will ring them back because Im not really sure what that will mean or imply... Can someone out there clarify what that means and what effects that will have on my property if we were to build there? Well 99% of them are DOH tenants.
Fmac says "Most" tenants are perfectly fine, I tend to disagree. My mate works as a Sparky that his sole job is to repair electric faults in these houses day in day out and he thinks 80% of them are dirty run down homes. The fact is it takes a nice family 9 year waiting list to get into one of these homes, it's takes a person that comes out of jail 3-9 months to be given a DOH as they higher priority for some reason. We will get responses on here now from some people saying some aren't that bad and are nice which is true but why take the risk on living next to anarchy! My partner worked for two years as the equivalent of a property manager in community housing. I have heard what terrible things happen and have been done by tenants but I also know of stories of people who appreciate the properties they can access through community housing and take of the properties as if they are their own. It is a minority that do the wrong thing.... But they do it very badly! Don't get me wrong, the people in there might not horrible... but it is a risk, and those places will be turned over regularly I would think. Would also make selling your house in the future a real pain and lower your houses value... Now that this has come up to my attention I now realise 2 lots that 2 separate building companies (not Redink or aveling) were trying to sell the house and land package to me at a reasonable price were by DOH rental properties... and most of the ones left for sale are actually next to them - I now see why they are the last to go! New release due out this weekend and seriously thinking of downsizing to a smaller lot or maybe wait until another release but who knows how long before another lot over 600 sqm comes up again - well this year I hope! I have amazing neighbours in the property were renting now! Nice old couple always out watering their gardens! And very friendly - and we even ha scones delivered and a Xmas card and shortbread... I will wait until a release in our area that has a landsite of more than 650sqm to fit my perfect how on and I have let go of the land by DOH rental property - AC27 comment is so true and yes I do see those programmes and that completely freaked me out! I'm content with waiting - at least I have the house design I LOVE - thanks Aveling! We're now considering Baldvis or Mandurah too but they are scarce with lot availability - hubby and i love the suburb Wellard and having the train station really makes us want to stay here - also i work near Naval Base and hubby FIFO so Baldivis will put extra travel time for work and drop offs plus my best friends building in Wellard so love the idea of walking to her house But happy to patiently wait Re: Land-told DOH or DLH Rental property being built next do 16Jan 08, 2013 9:29 am Come and join us in Mandurah HT haha. Although makes me think it could be a breach of privacy them actually disclosing that information to you.. Very strange that they would potentially talk themselves out of a sale - definitely no duty of disclosure required by them. Perhaps they think they can get more $$$ for the land from someone else? Probably not but I love conspiracy theories. My garage door has started playing up recently. Sometimes (and getting more frequent) when I press the button to open it, it wont.
