I LOVE LOVE LOVE this forum and you have all been invaluable to me reaching this point in our first build process. We have recently bought a 585sqm block in Burns beach and have considered a number of builders. We haven't signed on the dotted line yet but the sale consultant at Dale Alcock has been absolutely amazing compared to a few others we have been dealing with and truly done everything under the sun to get our business. UPDATED FLOORPLAN PAGE 5 The below plan (fingers crossed the upload works) is a combination of Dale's Stoneleigh and Archipelago which we have customised. Would love to hear any feedback or comments as happy to take any advice on board!!! Many heads better than one! Sure I will be on here daily in the months to come. Only had a quick squizz - as mentioned above its a bit hard to make out the plan - but my main comment would be the solar orientation. In summer the rooms on the right side of the plan will be getting eastern sun (heating up) in the morning, then no northern sun is getting in at all (meaning a freezing house in winter) and then the western sun will warm up bed 4 in summer and possibly the kitchen too. You have a north facing backyard so it would be ideal if your living areas were at that end taking advantage of that sun in winter and try to block as much western sun as possible in summer. It is hard though. Our block frontage is west facing so we have had trials trying to get a floor plan that works for us but also takes advantage of solar orientation. I love the size of your kitchen though from what I can make out and the living areas are massive including the alfresco. The archipelago is a lovely design too. The north/south is wrong on the plan. Our block is actually west facing so all good in terms of solar orientation - well spotted! Thanks for your comments. I was wondering why anyone would want no northern sun! Well then I think it is awesome-huge and well laid out. You may get a bit of western sun in your master in summer but then you will also get an awesome breeze through there too and being in BB you're perfectly placed. That pic is much better by the way. My only thought is the robes in the minor bedrooms, looks like they going be a little longer gives you as much storage as possible. Love the WIP and all that bench space!! Re: Burns Build - DA floorplan feedback 10Jan 07, 2013 2:55 pm Thanks for the comments - much appreciated. I will be moving the kitchen sink more over to the left so opposite bi-fold windows. I would prefer the bench to be clear as I know kids tend to do homework there whilst I am preparing dinner. Also thinking of swopping fridge recess and microwave recess. Love the bath and was a important requirement for me - love to soak in the tub! (hopefully one day will get a whole bath without kids walking in asking me for things)! We have used up alot of block - was determined to have a decent bit of garden space but the house just grew and grew ... oh well. fmac- good idea about minor robes, might ask about that. Re: Burns Build - DA floorplan feedback 11Jan 07, 2013 3:53 pm Love the idea of moving the sink, makes the bench top usable space. Also a nice view while having to do the mundane! Consider with the fridge is that often people come into the kitchen just to get a drink, will it be more convenient, particularly when cooking, that it doesn't require them to come all of the way into the kitchen. Just a thought. Re: Burns Build - DA floorplan feedback 12Jan 08, 2013 9:05 pm Just a bit worried whether the kitchen will be a bit dark by the WIP. The display version of the house had a glass door in place of pantry which let a lot of light in. Due to us having to have the store this door was no longer possible. Do you think I should make the pantry smaller and fit in a window ? We do have the bi-fold window there but with a deep alfresco it may not be the light? Would love to hear opinions? I heard about something recently that works like a skylight but is actually an led light and solar panel on the roof. So it lights up just like a skylight with none of the heat or dirt and apparently costs less. Definitely wouldn't reduce the pantry size. Re: Burns Build - Dale alcock 16Jan 15, 2013 12:00 am Soooo excited!!! We signed up with Dale Alcock today and paid our deposit! Have out pre-start folder and ready to go! So great to have finally made a decision on builder - 100% due to our amazing sales guy! He has really gone the extra mile for us and pales in comparison to the sales people from the other 2 builders we were dealing with. We had almost decided against dales but he totally turned us around! The display home we loved the most was a different builder, the sales lady seemed great when we first met her but she seemed to lose interest quickly. I am still waiting for her to return an email 4 weeks ago! Don't know whats up with that! We still have a few indecisions about kitchen but he is going to get a 3d perspective done so we can get a better idea of what it will look like as its not quite like the display. Other than that pretty happy with our combination floorplan and excited for the next step! Does anyone know the timeframe on when we have to decide exterior colours? I thought it was pretty soon because it affects the energy ratings? That's a hard one - been driving aorund the suburn trying to get idea but hard when you dont know the colour names! I didn't realise external colours had an impact on energy rating. We didn't pick ours till prestart and before we even started we were told we had a credit as the changes we made to the layout didn't effect the energy rating. We may pop into the showroom soon and try and get some advice with that. The front of the house is the Archipelago but wondering what a darker roof would look like but can only picture the display with surfmist roof. Trying to find other H1's who have built archipelago versions to see their colour schemes. We know we would like a fairly light exterior render colour and maybe some stone cladding in there but worried that a whiter roof will make the house look a bit too bland and washed out. I have been driving around burns beach to get some ideas from neighbours but keep changing my ideas.... It's all great fun though(becoming somewhat of an obsession!) I have been enjoying reading your building journey but sorry to read your recent post of some frustrating times with the build lately. Hope Dales come through and sort things out for you.
