This is a big cost before you build and is dependent on the building costs and what kind of approval you need. For instance if you can't get a complying development certificate and you have to get a full DA it can cost a thousand dollars more. Our house costing approximately 200,000 to build will cost 1800 to get through council on a CDC so you can imagine how much a 400,000 build on a full da will add up to and these are things that need to be paid for before you can even get financial approval. HT, why not create a basic spreadsheet and as soon as you think of something add it to your list with an approximate dollar value and an 'actual' dollar value column. My list has so far had some wins and losses. I have now managed to get firm prices on some things and have saved on flooring but upped the A/c value for example. Great way of keeping track. Your builder may well include the cost of council in the cost of the house but it's an important question to ask them. You don't want to have to come up with 3 grand at the last minute. Just remember to prepare yourself for the shock, cos I did this ( as I built one straight after the other ) and the costs scared the S**t out of me.
