Browse Forums Building A New House 1 Jan 03, 2013 10:35 pm Have been enjoying reading all the threads for the past month so have decided to start one of my own. Back in May we purchased a cottage block in Iluka. Shortly after, we signed up to build with Ideal homes. They have been ok along the way my biggest issue was the fact that after the shire approval came through it took them 9 weeks to get the slab down and it would have taken longer if it wasn't for the fact that I was chasing them for the last few weeks due to being told many different stories on several occasions by their administration manager about the slab being ordered.
But at the end of november we eventually got the slab poured and obviously over christmas nothing has happened but hopefully next week we will have bricks delivered and the house can finally get under way properly. Here is a pic of our plans (hopefully you can view it) this was our plan before pre-start so somethings have changed such as double sinks in the ensuite. We visited lots of display homes to get some ideas and finally it paid off, there is a Broadway Display which is only up the road from us and we loved the bathrooms. What was even better was the fact that Broadway Homes and Ideal Homes are the same company so luckily all the tile colours and sinks and taps where all on file in their office which made pre-start a little bit easier Here is a picture of the bathroom tiles, sinks and taps we have chosen. The only difference is that we are have black diamond absolute stone on the benchtops. - The cupboards are Laminex Blackened Limewood with a natural finish Kitchen: - Benchtop: Black Diamond Absolute Stone with Waterfall Edges - Cupboards: Polytec Classic White with a Sheen Finish (Ideal homes wont allow gloss finish which was a bit of pain so something to note if anyone is considering building with them) -Sink: ABEY LAGO LG200U undermount sink -Mixer: Pre-Start was a long but fun experience and our pre-start specialist was very helpful. Though I think part of our problem was is they weren't forthcoming with letting us know what upgrades there were besides the standard sinks, tap ware etc, I had to keep asking. So much so that we deleted the handles on the kitchen cupboard doors because their choices where horrible and we are gonna find them elsewhere. It was rather dissapointing. Our prestart consultant had a huge file with pictures and costs in it if we asked about something... Would have been nice if prior to prestart we had been given the opportunity to go through it, would have made things much easier! We picked our handles because they were different from the ones we saw in most of the displays! I was glad we had looked at the caroma sinks online as we picked ones they didn't normally do. I had the iPad with me so could give them details of it, one of the cheaper upgrades! Your colour choices are excellent too. Bathroom, yay, fabulous. Outside for Jasper and Dune, am a huge fan of those too. As for your delay over Christmas, look at it on the bright side. Your slab has had great opportunity to cure before having bricks etc dumped on it. Love looking at pics. Re: Building with Ideal Homes In Iluka 14Jan 09, 2013 11:35 am Lots of people tend to look at the cosmetic side of the build. With reference to your photos of the build, before the slab has been poured, the vapour barrier appears to be tucked into the footings. It is my understanding the concrete ground slab should be fully underlaid with the vapour barrier, including where the ground slab is lain on the footings. If it was my house I would ask the builder if the slab construction complies with the current Building Code of Australia, Part 3.2.2.6 Vapour barriers. Some builders may offer an "Alternative Solution" which should documented. Good luck with your build.

The lot next door to us had it's slab poured a few days before Xmas and they had their bricks delivered Monday. The other ideal build which is one lot down has had the brickies start work this week, I can't remember how long it sat without starting though but it didn't seem to be that long... Your selection look great btw. I really like your doors! Re: Building with Ideal Homes In Iluka 17Jan 09, 2013 12:17 pm Hi Col88, The vapour barrier is the black plastic sheeting that goes under the concrete slab. The plastic is specially designed for such locations. Its purpose is to prevent moisture rising from the ground and into the concrete slab. Hope this was helpful. The external brickwork is built on the remaining section of the footing and a Damp Proof Course (DPC) should be installed by the bricklayers when they commence the brickwork. The purpose of a DPC is to prevent rising damp in the external brickwork. Some people employ private building inspectors to check on work as it proceeds usually when stage payments to the builder are due. Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 47657 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
