Browse Forums Building A New House 1 Jan 02, 2013 4:24 pm Hi Guys, I am building my first home and hell I am confused between two plans. I have a land of 650 m2 with a reasonable slope and a sideways view of a huge country lands and hills at the other end. I also have a nice park just across the road in front. Now, I have two plans - a single (Simonds - Valencia with living theater option) and a double (Simonds - Parkside fusion). Both are 30 sqs, both have 4 beds, 2 garages. The single has three living space and an alfresco, and the double has three living areas and we are adding an extra theatre/5th bedroom in the ground floor but no alfresco. The double storey costs an extra 35K in the standard price. But the site cost would be 5k more for the single storey. If we build single, we may leave only 10m backyard, for double it would be around 15-16m. Now the situation is, we will be selling the house in 2-3 years time as we may leave the state, but we have to build it now as we have secured the FHB grant. Could you all please tell me your thoughts on the design in a resale point of view? All your suggestions are highly appreciated at this time. Given that you're talking about houses of much the same size, and assuming that both designs suit you well because everything is well-proportioned in both; I guess, look at the differences. I imagine that the people who'd prefer the smaller back yard would be those without children, or with older children, and who don't want to be running up & down stairs. I think therefore that if you've got a lot of young families moving in, the 2-storey house would probably give more backyard; but if you've got more older families around then the smaller outlay may be a safer bet. The alfresco would indeed be a selling-point, but then the 2-storey house will have room for a patio if someone wants to add one; so that one goes either way too. The advice on this forum seemed to be that single storey homes are easier on the knees! A real estate agent in the area I was building said that building a single in an area full of doubles would make it more unique and therefore more valuable (I would assume the reverse is true too). A double may make more sense if you are trying to maximise your yard space or if like me, you'll have a nice view from upstairs. In your situation though, it may make more sense to minimise your costs because you're only going to be there temporarily. I think Forg's point is spot on: who are the likely buyers in the area? Young families will want yard space for kids; older families won't want yard maintenance or stairs. srod makes an interesting point about uniqueness though. Perhaps get some advice from a sales agent in your area, and also check the recent sale prices for a double and single house in your area. My preference (given personal circumstances) is maximising yard / garden space and potential breezes / views in a double storey. Not sure about the single storey being more valuable amongst double storey homes theory.. Double storey homes have a more significant / grand street presence and will nearly always demand more cred from the road. If stairs aren't an issue, I'd go double storey every time, especially if a view is in question. Extra room on the block is a huge advantage. You can have a bigger alfresco area and still enjoy more yard than you'd have with the single. No brainer. Re: Building a new home _ Confused single or double 9May 14, 2013 11:07 pm I agree with Marto54 about the double storey homes having a grander street presence - and I found that even though they might be the same size in square meters as a single storey home, people tend to be "WOWed" more by double storeys! Here's something else to think about: if you're building in a new estate, it's likely that most backyard will be small-ish so having a bigger backyard in that area will be an extra selling point as its rare Also, the area that I currently live in has alot of people from a certain cultural background... and they tend to LOVE double storey houses so the double storeys are significantly higher priced than usual due to demand. So I suppose cultural demographic plays a part too I'd love to build a double storey PURELY to have more yard space but we are unfortunately budgeted!!
