All well and good if you have a lazy $500 ****** around. Does anyone know if the slab/framing issues have been adressed and rectified since the matter was raised with the super. I would have thought that the process would be : find a problem, report the problem, allow the time for due dillgence then problem rectified. Failing that then certainly a chat with a third party would be relevant. lets not forget that houses are built by human hands, and there are not many humans out there that are perfect. My uncle has similar problem with the overhang but his is at the back of the garage. The site supervisor said building surveyor wouldn't pass it and that he will organise an engineer to take a look and then get the concreters back to fix the problem. Will wait and see. Below are pictures of the overhang. http://i295.photobucket.com/albums/mm155/belgrave2008/frameoverhangingaragearea1.jpg http://i295.photobucket.com/albums/mm155/belgrave2008/frameoverhangingaragearea2.jpg http://i295.photobucket.com/albums/mm155/belgrave2008/frameoverhangingaragearea3.jpg http://i295.photobucket.com/albums/mm155/belgrave2008/frameoverhangingaragearea4.jpg http://i295.photobucket.com/albums/mm155/belgrave2008/frameoverhangingaragearea5.jpg http://i295.photobucket.com/albums/mm155/belgrave2008/frameoverhangingaragearea6.jpg http://i295.photobucket.com/albums/mm155/belgrave2008/frameoverhangingaragearea7.jpg http://i295.photobucket.com/albums/mm155/belgrave2008/frameoverhangingaragearea8.jpg Re: slab poured today, no sure if this is poor workmanship? 19Apr 24, 2008 10:27 pm sofar_sogood The common thread seems to be hit the alarm and call in the the third party inspection team. I think the common thread through this post has been talk to the super see how you go, if not satisfied, then get the third part inspector in. I know my third party inspector saved me at least $500 through the project, and because I used him from the start (at contract stage) enabled me to recoup about $500 in liquidated damages because I was able to rewrite the clause so it was more balanced. At the end of the day when you add up all the "savings" he didn't end up costing me and I had the peace of mind of an independent set of eyes. mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard issue fixed by now 20Apr 24, 2008 11:45 pm hi guys,
thanks for following this post, our frame stage officially finished on 23/4/08 ( well the Invoice was printed on this date) thanks for providing useful input. Hey, Perryr thanks for the BBS info, but ours quality inspector is the one who issue the building permit which is DJM Building Consultants( HQ@East Burwood), may be PD use different inspection according to area. hi sofarsogood, this is a Nwstead 27 ( with 1 meter house length extension). good news for today is both issues were fixed today by PD without involving third party, see photos here: this first one in red circle: http://i283.photobucket.com/albums/kk318/damonhfcheng/P1040062_resize.jpg the second one in green circle: http://i283.photobucket.com/albums/kk318/damonhfcheng/P1040059_resize.jpg site super said these 2 needed to be fixed for DJM to approve the frame so there you go.. he also welcome third party inspection ......why do i still need third party inspection? like other said, an untrained eye can easily pick these 2 defects up , how about those only pro eyes can see? as i am quite a perfectionist i rather make it as good as i can afford now then wait for something wrong. super also remined me to send him third party inspection report ASAP so he can fix accordingly to get the construction uninteruppted, he also said he know roughly what Kevin will look at ( then why don't you tell me in the first place to save me $500? ) but at the end of the day ( with or without third party inspection) i think most of the houses built in Melbourne are quite good ( look at those millions dollars houses in Toorak built in 1960's, Kevin was not even borned to inspect them !! ) esp when building with a reputable builder, it is not at their best interest to build doggy house, so spend the money in the way you like , you won't regret as long as u feel comfortable. this is what i feel comfprtable by now: http://i283.photobucket.com/albums/kk318/damonhfcheng/P1040056_resize.jpg Building Standards; Getting It Right! Hi, yes, we have the report. The builder has rectified the items on the report and we’re moving forward with the build. Thanks for reaching out 2 1726 Hello needing some advice. I was about to build my Alfresco and needed a new slab and remove exisiting slab as its not standard. So they start to excavate and jackhammer… 0 10686 Thanks for the insights, that makes perfect sense, and yeah, I will be leaning on the experience of the excavator operator entirely. 6 16122 |
