We are awaiting contracts with Dale Alcock for our first build (second home) we chose the Avoca design we are now going into our 7th week (without contracts) and it's getting abit frustrating as we were promised before Christmas Re: Building the avoca by dale alcock 2Jan 01, 2013 10:06 pm Hi BBB. I guess you haven't got much choice if you really like the design? I think Perth builders are currently experiencing a bit of a small building boom. Always seems to happen when those interest rates are looking favourable . Alongside this of course comes longer waiting periods. And don't worry, the first rep would have done most of the work getting you to this stage. By the time you receive contracts you'll get scheduled for pre-start soon after anyhow. As long as its not structural you can make further changes and additions then without involving the new rep. After that you really won't have much or even anything to do with the rep anymore. Maybe it's worth hanging in there? We first purchased our block off the plan in July 2012 and finally titles and settlement mid November 2012. It feels like this build is taking forever!! We first enquired with Dale Alcock in August and made all changes viewed construction sites mind you we weren't pressured in anyway which made us feel comfortable with our decision to build with Dales but for now it just waiting.. BTW, we built a similar design (very much customised and chopped up) with DA's in 2009. It's a great design, flows really well. Hope it all goes well for you. Once we signed our contracts we never heard from him again! You get a clo and that is your point of call. The initial stages are frustrating. Once you sign there will be more no contact as they do things on there end with paperwork. You always have jemima on here (dales media guru who is awesome) and she can answer questions or ask the the right person. On a positive, the longer you wait, the longer to save some money! Dales were good with us during title time. They cant do much until titles are released. We had most of the plan done but waited and waited for titles before finalising everything. Our titles were 9 months late. Once contracts were signed we waited a little longer for council approval and had prestart to fill in the time. Building certainly is a waiting game and you need lots of patience! WOW a 9 month delay that's quite some delay! Our titles were 4 months late. I have spoken to a few others in my area (piara waters/harrisdale) they have waited upto a YEAR delay with titles being issued so 4 months maybe isn't so bad? How would you guys say your build has been with Dales? Did you receive the $34k promotion with your build? We are just very eager to get started Building the "Avoca" by Dale Alcock Re: Building the avoca by dale alcock 9Jan 06, 2013 4:13 pm Hi busy, like everyone says the first part of the whole process is the worst and I can relate 100% as we were told 4 - 6 weeks for contracts and I think in the end it was close to 8. Nice to see yet another Dales builder on here Starting to pop up everywhere now hehe Re: the $34k package there is a few things you should know before you get frustrated like we did. We only got the $32k package which is same as yours minus the electrical/lighting. First off - the wall painting is only 1 colour included. We were told different by a sales guy in the display home here in Baldivis so ended up getting a few extra colours for free but when we had it out with our sales rep we asked since when exactly does red paint cost more than white paint, which costs more than brown paint? His comeback was pretty poor - they don't want to have to leave you too much left over. Anyways secondly, the reverse cycle ducted. We only stumbled on this by accident really, in the addenda it says "fixed speed reverse cycle". When we looked this up on the net, turns out it is an OLD technology reverse cycle which can only be ON or OFF. They cannot be turned up or down. After making some inquiries with AC stores it turns out they are also a lot louder than the modern inverter technology and also cost more to run. SO, we had it out with our sales rep again and he said they'd give us $10,700 credit for it. After inquiries with AC stores again the same unit would be $12000 fully installed so we said no to the credit. The equivalent size in the inverter model from the AC stores was $12700 installed ($700 difference), yet DA charged us I think nearly $1500 to upgrade, so in the end that is the way we went to save a bit of hassle. We were very annoyed though that they are giving away this rubbish to people. The smart wiring is a bit misleading. It's not really smart wiring at all. It's two Tv points and a data point installed. That's all it is. They're only calling it smart wiring because its installed by a smart wiring company and its all fed from a box located in your garage. Smart wiring is clapping your hands and your lights come on. And as for the flooring - we deleted the lot. We upgraded to spotted gum engineered instead of the tiles and we have got credit for the carpets which they really didnt have much to choose from. I think the $34k package is finished now? But one thing that annoyed us is that there were never any terms and conditions available for the package. It did state "subject to t&c's" but do you think they could be found anywhere?? I didnt think they would either but apparently (according to 2 of the stores we called) they still sell quite a few because of the saving involved. Silly really, giving that saving would quickly be absorbed by the extra running costs not to mention the fact you'll probably end up with the council on your door from neighbours complaining about the airplane taking off in their next door neighbours yard lol. A fixed speed r/c a/c is useless.. We are keeping the painting and carpets as we've just done a FULL Reno on our place now and boy it's exhausting!! We chose to delete the living area tiles aswell. hubby just layed vinyl plank laminate in our house now and it looks good so we will just do that in the new house it's exactly the same as floating floors without the chipboard backing and upgrade later on. The smart wiring.. Well.. Nothing really included in that at all except the connection kit really. We asked them to wall mount/ hang two tvs one in the theatre and one in the rumpas room with two phone points, antenna and we decided to put a small plasma above the fridge recess so the kids can watch tv while they eat brekky at the breakfast bar and that was $1650 on top just for those few extras Building the "Avoca" by Dale Alcock Re: Building the avoca by dale alcock 13Jan 06, 2013 5:29 pm Hehe yep we paid an extra $600 for 3x conduits to our home theatre and 3x conduits to our living area wall in planning for wall mounted TVs. Now we have changed our mind for theatre room and want to get a projector setup instead. West Coast Hifi have some amazing packages Was your sales guy initials MC??? That's exactly what we got as well 3 condutes in cavity walls. Expensive huh! But I must say it does look better done properly our sales guy was MH from baldivis he was quite nice ashame he left really as for our new sales guy.. We are just very eager to get started Hi busy3, I completely understand your eagerness to get started. We've been waiting 2 years and 9 months to get titles. We have been told ours are due in February but fingers crossed something might happen a bit sooner- mid/late January? Of course the christmas break has caused delays as even tho the titles office don't close except for a few days they get by on a skeleton staff so many less staff to do the work. It will hopefully be full steam ahead in February. And by the way our previous house (now sold) was with Dales and we had a fantastic experience. Will follow your build with interest By the way, any builder can go with any other plan you like but they just have to make some structural changes as exact plans are copyrighted. So you aren't stuck if you do want to change. However you might find you pay more (they could classify it as a custom build)....! Makes me feel like my complaining isn't worth complaining about we put an offer on our block when it was 75% completed so not too bad really.
