Browse Forums Building A New House 1 Jan 01, 2013 5:37 pm Having currently been involved in the building process and spoken to a number of inspectors of what is acceptable I must say that builders here in NSW must be regulated to much greater higher standards than currently. I've had studs that where installed completely split in half and the proposed fix (even though it was sold as it wasn't needed since it is not a structural wall and if they were to fix it it would be a huge favour) was to simply slap a piece of wood next to it and nail the two splits together. Bugger if I was going to accept that, I simply went on site during every Sunday and simply replaced the damage studs (5 of them, you beleive 5 had split in half) with whole new pieces the way it should be. I also had to replace door braces as the losers split them (2 of them). I had enough and took my tools in and fixed all the screw ups that the builder had done. I also then had to install flooring braces (i.e. the braces for the floor beams) as the ones installed were not long enough and actually didn't brace anything by regulation, having no faith in my builder I simply replaced all the braces that didn't meet standard and installed new perfect fitting braces. I then had to fasten the tension braces on the house as in some places there wasn't even a nail put in. Then on top of that the loser builder fired like 300+ nails into they ply wood bracing boards without even actually hitting the stud (just a trial and error method to find the stud to attached to, so I ended up simply taping these out). 50% of the braces between each stud frame where loose so they needed strengthening, or replacement which were done. Everything has now been fixed the way it should be and is now perfectly constructed but it took me a couple of sundays to get it all done. Bugger whatever the site manager wanted if you see your home is constructed sub par nothing like going in and fixing it yourself even if it upsets the SS. Seriously there has to be more stringent building regulations put on builders as from what I have seen, in their mind it's simply a good enough approach and cover with plaster they won't know attitude, and are happy to hand over something that is suppose to be new as damaged. This would not be tolerated in any other industry (take retail for example) just imagine you bought a new car and a dent was made to your car but the fix was to simply putty and sprayed over the dent (even though you have purchased a new car), this is the attitude of the building industry here. Seriously like I have said this is not accepted in any other industry, if such practices happened there would be uproar but they get away with it because of their industry acceptance and attempt of bullying the owner. To tell you the truth I would now only go down an owner builder path when building. This idea that they try to enforce the land owners and the owners who are paying their bill not to essentially have any word in the standard on things being fixed, built or be able to inspect their house being built as they see fit is ludicrous. interesting situation what happened after builder issued final invoice? did you list as defect or not does the building surveyor have any responsibility? ie. issuing… 13 46800 Building Standards; Getting It Right! Don't think they are designed for double brick. WA has a particular way of building and unfortunately that's the way a large amount of sills are finished. 3 6986 I believe this is correct.
