We express posted the contract and specifications to the bank today as they need that for the valuation. We were told it will take 2 weeks to get an answer. We have had the land for 5 years so that was recently valued by the bank at more than what we currently owe on it so that helps. As long as they put the build/contract price on top of the land value price we will be fine. From our experience what they did was determine what the value of the finished product will be and then they loaned us the difference. We also have a bit of equity in the house we are living in now so that should help with the combined loan to value ratio. As long as we come in under 80% we will be happy. We really don't want to have to pay mortgage insurance. That's an area to reverse into when coming out of the garage so that you can turn the car around and drive forwards out of the driveway. As its quite a steep driveway it comes in handy as its difficult to reverse into a garage if you have to go down a steep driveway. Also it's a good parking spot for visitors. Also it's a good parking spot for visitors. sorry maybe I wasn't clear, what I meant was the whole driveway width in your plans, in that as you enter your driveway it is wider and as you drive into your property the driveway becomes narrower and narrower up to the area where you plan on using it as a reverse exit (smart btw). The driveway isn't being supplied by the builder so we don't have to stick to those exact plans. It was more so created for ground levels and so that we could get the engineering done for the retaining wall. I guess I never paid close attention to that as we will be getting it done after handover anyway. We will be getting a concreter in ourselves so we will figure out exactly what to do then. I suggest you be careful then as when u submit those plan to council then they will expect the driveway to be constructed as per plans otherwise you will later have to put in modifications i.e. a section 96 and go through the hassle of having council approval and on top of that the extra cost involved in your application of a section 96. Edit: not sure if it is a s96 in vic... but similar principle.. The unit normally clips into a metal plate screwed to the wall, either plate is not flush, or unit not hooked in and could be hanging from the pipes partly, either might… 2 15767 6 55165 |
