Are we there yet? Still waiting for the final ok from the bank. Our bank has said it all looks fine and they've sent it to the head office in Sydney for the final assessment/approval. On a plus side we have sent the requested contract amendments to the builder and should have the contracts amended and ready to sign ASAP. Then it's building permit application time. We have been told that we will have action on site within one week of the permit being approved. I don't know how realistic that timeframe is!? The do look at sales in your area to draw the biggest component of how much they will lend, being it's your forever home has both a good and bad side in the process. You will have high quality specifications and hence higher build cost but again histroy of the area is what they bank on. Good luck Home Angel. Land you have already valued so all should be good there. As for how long til you start after DA approvals, ours was 14 weeks! If they can start within a week or two that is great! We haven't had any problems with the valuation (so far!) but this waiting time to hear back is a pain in the backside! The estate we are building in is approx 95% established and not many homes are sold there. Just over the highway there are many more homes that are sold/bought. We are quietly confident but it definitely is nerve wreaking. My builder quoted me an additional $7500 for the kitchen laminate finish I wanted. Obviously I told him to stick it. Although I was very determined to get this finish, so.... I asked the builder whether they could subtract the laminate from the kitchen and I would supply the laminate to the cabinet maker. They agreed. Here is the best bit.... I found out that I can purchase direct from Laminex AND to get the finish I want in custom made-to-measure doors and panels for only $2800. The builder has credited me $1200 for the laminate so it's only really costing me $1600 to upgrade. I'm so friggin happy right now Determination and homework pays off. We are still waiting on the loan/valuation, but our bank rang us yesterday and said they will hear back from the big bank by Monday afternoon. Fingers are still crossed. I'm starting to get really excited now. The bank better not burst our bubble! Solid timber stairs now included Gas point to alfresco now included 3 phase power now included Additional outdoor garden tap now included Additional outdoor power point now included Builder has now received solid quote from Earth Lift and now site costs removed from provisonal sum section of contract Some of them are small things but every little bit helps Woo!
