Adm2050 Hi HA, just checked out your forum from start to finish and i'm feeling a little sickened by your experience. My build is mirroring yours and i'm glad i'd previously engaged an independent inspector (your advice on SBB forum suggested this also). I mentioned in that forum that structurally nothing could be faulted, but noticed majority of your issues were post frame stage. I'll be diligent with inspections during that process in my build. Really appreciate your honesty in detailing your build. It's really opened my eyes and i'm almost certain we're dealing with the same builder judging by photos you've posted and proximity to your build. Scratched guttering and fascia was replaced today but the downpipe near the theatre room wasn't put in place today, not sure why Hopefully they haven't forgotten to do that. It appears the chippie is now finished. The new painter is doing a great job and should be finished on Thursday. Now, other than the painting, we are waiting on a few small jobs to be finished. Our fencer has sunk the posts for our fence today so should be finished next week. Yep, the end is near so trying to stay positive Cleaners started today and spent most of the day cleaning all the windows and window frames. They should be back tomorrow. Painter will hopefully finish by the end of the week. Cabinetmakers installed the shelving above the bench in the pantry. It'll look squished when we cram the fridge in the other side. So the painter will be back tomorrow to finish up. The renderer was out today putting the coloured render to the porch area, I believe he will be back tomorrow to finish the rest. Some of the fiddly things were done today ie. weather seals and weather strips on some of the doors. The painter was kind enough to paint the feature wall in the family room. I think they're just about finished. We had our final inspection for the certificate of occupancy yesterday - and failed There were only a few minor things. The porch steps and laundry steps have to be fixed as there is more than 5mm variance in the step height (I think that was the measurement) and they need to move more soil against the deck steps as currently that step sits too far off the ground to pass. Silly really as we have to dig it away again to lay concrete and/or pavers after handover. The inspector also picked up that one part of the balustrade wasn't secured properly so we called our guy back who fixed it today for us. Hopefully the other issues will be fixed tomorrow and the inspector can come out again ASAP. I appears that the agent/original builder wasn't entirely truthful with us and the new builder. He told us there were only a few things to rectified in order to pass for Certificate of Occupancy It turns out there are many more things!! The new builder is furious that the agent/old builder held onto the surveyors report for two days before handing it over to him. He has assured the new builder over the phone that there were only a couple of things. Why these people feel compelled to lie is beyond me The new builder is so angry! He thinks if he had been handed over the list on Wednesday he could have achieved it all by this weekend. Now we will be pushed back AGAIN! Hubby and I are furious as we are desperate to get our hands on the Certificate of Occupancy so we can organise insurance (there are many things we supplied ourselves which are not covered under builders insurance). I will visit the house today to take some photos in the daylight. I'm curious to see if the render colour was started.
