Browse Forums Building A New House 1 Dec 29, 2012 6:04 pm Well, where do I start? We bought our block of land in November 2007 and said we would build in 5 years time. It's now been 5 years so here we are...
It is a 1000m2 block (cliff) that slopes down from the street. The block (cliff) drops a total of 9 metres from front to back We have designed our home based on the principle it will be our forever home. All living areas and bedrooms are on the main level. The lower level will be unfinished space aka. The Mancave. This will be hubby's project to complete once we move in. Although the builder will complete the downstairs powder/bathroom. Some points on our custom plan: The laundry is located on the main level as I NEVER use the washing line. I have this strange dislike for washing lines (maybe the birds hate me ) so I usually hang washing inside or use the dryer. Although there is direct access to outside in case I change my mind... The purpose of the Mancave is mostly for entertaining guests, parties etc. if we have a group of people over it'll be straight downstairs to the Mancave. No guests messing up my house This are will eventually have a bar area with mini kitchen (small sink and oven). The downstairs bathroom has been designed with two entry points. One from the Mancave and one from outside. This is so that we can access the bathroom/toilet if we are outside in the pool without having to walk wet through the house. Shower is there for 2 reasons. First so that we can rinse off after being in the pool. Second reason is so we can wash/house down our fur kids (dogs) and then they can run straight outside to dry off. We wanted the master bedroom to the rear of the house to take advantage of the views. Hubby wants to put a little flap door between the walk in pantry and walk in robe so he can get snacks during the night without walking all the way to the kitchen The downstairs store room will be our garden shed so we don't have to have a separate shed for the mower, garden tools etc. Enough talking and more pictures here are the plans we have agreed to: We should get our working drawings shortly. We are still hoping to commence the build early 2013. We have been told that it'll be a 9 - 12 month build so fingers crossed we have had our last Christmas in our current house. Re: Our custom home - downward slope - plans & elevations pg 2Dec 29, 2012 6:43 pm love your design congratulations and the idea of a door flap for hubbys midnight snack awesome will you have alot of site works Re: Our custom home - downward slope - plans & elevations pg 3Dec 29, 2012 6:58 pm Not a lot of site work will be required. Only a small cut so we are pretty lucky there. Retaining walls required only for the driveway too. Yes, hubby is obsessed with his chippie trap door! Thanks Spottie I'm getting a little ahead of myself (who doesn't!?!) and I've found some pendant lights I want above the kitchen island bench.... Aaaaand they're on special. So guess where I'll be tomorrow? Yep, Beacon Lighting The lights are a little different but I think the amber colour will go well with the kitchen colours we want. Picture of kitchen colours and pendant light attached. The pic doesn't show the cabinet colour properly. The bottom cabinets we want are the Laminex Crystal Gloss in Palladium. The splashback won't be so creamy but that was the closest colour chip I had on hand. Sarsen Grey for overhead cupboards. Re: Our custom home - downward slope - plans & elevations pg 8Dec 30, 2012 6:46 am love the pendant light and colors you may have to widen the trap door if hubby needs bigger clothes Re: Our custom home - downward slope - plans & elevations pg 9Dec 30, 2012 8:33 am Plans looks great, love the idea of the man cave, every house should have one. How long will the build take? Re: Our custom home - downward slope - plans & elevations pg 10Dec 30, 2012 8:51 am kiwi very unusual. how many you buying? do those creeky looking people come with the house as well? the ones in the windows, upstairs...AND down. how lucky are you. I'm thinking of just getting two as I don't want them to stand out too much. They're small too so they won't over power the kitchen. There is a slightly bigger version available online so if the ones at Beacon are too small I'll buy the bigger ones from the other online store. I hope those people come with the house. They could come in handy as a butler, cook, cleaner, gardener etc. although knowing my luck they're probably an upgrade item Here is a kitchen in similar colours with amber pendant lights (although they're much bigger) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Here is a better shot of kitchen colours Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is what two small pendant lights would look like over an island Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 1rocky love the pendant light and colors you may have to widen the trap door if hubby needs bigger clothes Thanks 1rocky I think I'll have to be careful that it won't need widening because of me MACCATTACK Plans looks great, love the idea of the man cave, every house should have one. The bench will be stone with the waterfall ends, is this what you are thinking about doing? Re: Our custom home - downward slope - plans & elevations pg 12Dec 30, 2012 9:03 am We will have stone benches. Still unsure if we are having waterfall ends or not. Probably will. It'll be in 20mm stone (like the amber kitchen light picture above) as the thinner stone will suit the house theme better. Re: Our custom home - downward slope - plans & elevations pg 14Dec 30, 2012 9:12 am Yeah I think our island bench is approx 90-100cm deep. I'll know for sure once we receive the working drawings. Odd numbers always look better to the eye. Just my 3 cents. ( ha ha odd cents, just realised!) If you accept the people on your plans you get a credit, as the govt are grateful for your kindness in housing freaks. Re: Our custom home - downward slope - plans & elevations pg 16Dec 30, 2012 11:02 am with the island bench i am getting black pendants lights they are small so i am adding three. love the kitchen colors. i love the little creepy people a government rebate would be fantastic Re: Our custom home - downward slope - plans & elevations pg 17Dec 30, 2012 1:59 pm Kiwi - yes, odd numbers are more pleasing to the eye but for some reason I can't get my head past two... At Beacon I compared two vs three over our island bench length and two looked good. If I was going to buy the clear lights I would buy three but it looked "too busy" with three lights in amber. 1rocky - black pendants would look awesome. I love any kitchen bench pendant that is different to the usual white/clear. Soooo.... I purchased the amber lights today for island bench and I also purchased the below pendant for above our dining table. We haven't got a start date yet for the build and I'm already buying stuff Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ When we got home I opened and checked all the lights. Lucky I did as the colour had rubbed off in parts on one of the amber lights. I went back to Beacon and they changed it over for me without any hassle Custom downslope build Build thread viewtopic.php?f=31&t=61873 Blog http://www.buildingroyalmanor.blogspot.com.au Re: Our custom home - downward slope - plans & elevations pg 18Dec 30, 2012 3:30 pm good news about the lights homeangels. the pendant light is fantastic. you will be like us soon, in the spare room have so many lights light switches etc waiting for the new house Re: Our custom home - downward slope - plans & elevations pg 19Dec 31, 2012 8:51 am My spare room is already full of other stuff. I think it's time for skip bin so I can clear out the junk and make way for all the new house goodies! Now, as time goes by, I have changed my mind over again and thinking about different style. Love your amber pendants btw !! They will create a warm atmosphere and won't be overpowering. The amber color has some magic in it. I may turn to clear pendants instead of chrome ones, not sure yet, the agony of choices continues (hope my husband missed your thread, especially the bit about mancave and the trap door because our pantry under the stairs is sharing one wall with garage.. ) regards RagnarsWife The unit normally clips into a metal plate screwed to the wall, either plate is not flush, or unit not hooked in and could be hanging from the pipes partly, either might… 2 12581 6 43059 |
