Basically the FFL for all living areas and the alfresco is 1.4m and the garage and laundry will be at ground level. Any feedback would be appreciated. Swap WIR and ensuite so that the ensuite can have a window. 2nd plan - there seems to be a very long hallway that leads nowhere next to bedroom 4. I would extend bedroom 4 instead. If you wanted a linen cupboard you could extend only the bottom section of bedroom 4 and have the top section as a walk in linen cupboard (I hope that made sense!). Also I don't think there would be enough usable room for a pantry under the stairs. In plan one I must admit i forgot to add the internal door from the garage but a great through to swap the ensuite and WIR. I was a bit unsure as to if the kitchen in plan two would work so glad it wasn't just me that picked that up. They somehow give me the impression that either the steps will be very high for each steps or the steps will be too small. The first plan seems to be better. Marto54 the block is north-east facing but I forgot to flip the first plan as the garage needs to be on the right. I live in VIC and am very conscious about getting as much sun in as possible. I live on the the coast too, meaning afternoon sea breezes almost every afternoon in summer.. so even sun from the West is welcomed some of the time. As you've said, with the first plan flipped it will work ok to maximise sun from the North and East. Plan wise, I'd be looking at making your internal living / dining area larger (replace decking). Perhaps shorten the covered decking area and extend it out past the roof line? It can look great with a pergola.
