It includes everything except a cover which we will buy separately - temp and perm fencing, tiling, permits, etc. It's costing $26000. We have it included in our loan - we just submitted the land, house and pool contracts together, no probs. I personally would only use the pool for like 2 months and that would be at best then I would have to fork out the maintenance costs of cleaning and chemicals (even if you went with a mineral pool + power). Then after a few years the maintenance on the actually pool would have to be looked into. All in all the cost & effort to benefit factor is not worth it. Give me a nice little green area to relax and entertain and I'll happily mow that area over a pool any day. The previous owners of the house we've just bought (to knock-down rebuild) put a pool in this year & apparently it cost them nearly $50,000! It's a small fibreglass pool with a rather cheap deck surround & cheap pool fence, but apparently top-of the line cleaning system (total overkill the pool guy said!). We were told they had to get a crane to lift it over the house - don't know how they usually get them off the truck, but it probably cost more that way. Maybe you could get the pool in place before the house goes up, but leave it empty & get the plumbing, filter, surrounds etc done later when you have the money? As the current owner of said fibreglass pool & an old pebblecrete pool - don't get pebblecrete! Don't know what it's like new but ours is very rough - fine to stand on but when your knee or foot scraps across it, it takes your skin off. Like I said for me its a waste but I suppose if someone else looks after all the maintenance of that then sure I see theres no problem. The problem with it us that the swuim jets aren't really powerful enough if you are a reasonable swimmer. But they get a lot more than a couple of months water enjoyment out of it.
