Ill join in with the fun of posting about their new build for their home and share the stages of developments and hopefully enlighten my experiences throughout the process! Well its time for me to get out of the rental trap and build my first home (and own my first home too!). Its all a big mind blowing experience first off, but after going to see the financial broker, finding out how much i can get and then taking that info to the new development areas of Ellenbrook, i have put through different variations to get what me and the family are after! After a couple weeks of looking at available land and designs that would be suited for particular areas, finally am down to the deposit for the design and land (after the xmas public holidays) - what sucks because its hard to contact people in regards to questions about the finance, paperwork required to be sent and so forth. So recommendation don't start right near xmas! Anyway, we chose a nice 300m2 piece of land in the new area of Ellenbrook called "Altis", a Urbano development area (anyone have any ideas on how it will pan out?) - i had a look at the design concept of the area and the layout, and it seems to be a good place with a focus on environmental structure design. We are going through C Homes after looking through a few different builders and i must say so far i am very pleased with the overall professionalism, knowledge and kindness of the sales guys that we have talked to. They went through with us patiently with the design and budget that we were after and adjusted everything to fit what what wanted in a fast pace. So now after the xmas break i will be putting the deposit down for the land and house to secure everything and start the ball moving onto the next stage and process. Its abit scary the whole process, mainly due to the fact that i need some things from the financial broker and its xmas break so im cutting it all pretty close. I must admit i am happy with the reply and questions being answered today on Christmas day from the sales guy from C Homes. I will upload the design of the house when i get the chance - but its a 3 bedroom 2 bathroom with a theatre room that i will convert to a 4th bedroom with requested an extra door put into the room and closest. Anyway i will continue to update this thread with experiences and pictures when i get to them on the whole process. We are building in alkimos in the LWP trinity development. From what we have seen they really do a great job of creating a community feel in their developments. I would say altis will be the same. Will be good to see your house plan too. LWP so far sond great and professional in what they do and know. (I don't know if this applies to Alkimos too), but they are offering side, rear and front yard landscaping which is great. Im still on my laptop so i will get the house plan soon when scanner and desktop is working. That is what i think is good with creating a new community, a sense of knowing the neighbors, good for the family and kids, safe, and just a community you can share yourself with after a hard day at work! AC27 Got some great Homes West grouping houses at Altis estate looks like fun. Will be watching your build with enthusiasm. C-Homes ftw. Yeah i saw those HW grouping houses on the dev plan. Im away from those aswell . Any experiences with Homes West houses in your area? Especially if you live next door to them? Re: Ellenbrook Build - Starting Up 7Dec 26, 2012 8:22 pm I currently live in Girrawheen that use to have many home wests houses located within the suburb, a lot of them have been sold back in to the community and many of the homewesters at time were relocated to Merriwa. We have friends that built in Banksia Grove in the early stages, and they had to relocate to Hocking because of the effect is having on there. We're building now and would not consider living in an estate with homes west housing. If I WAS to buy in one of these estate however I would buy in one that they're spread out more spaciously from each other. Looking at Altis plan they're group housing high density together where they can all congregate and either be at war with each or form their only little community to wander the streets at night. History and crime statistics tend to support this theory. While some of them are nice helpless people sadly the majority are more scummy, I have a mate that is a Sparky that does Home West maintenance jobs and some of the stories he tells me every time we catchup, have probabley helped convinced me in my own personal opinion. As for your questions about living next door to them, Just watch a couple episodes of ACA/Today Tonight during the week. I am sure you will get an accurate idea from those shows. Just remember this is just my own personal opinion. Also Estates with large amounts of Homes West houses, never tend to grow in house value over the years compared to other surrounding estates in the area that don't have these housing facilities. Thanks for the fast reply AC! Yeah i know there are all sorts of people you can get from the good to the bad. Just been reading a few articles about what you can do with the neighbors or yourself and write down, report all what is happening and hopefully something gets done about it, if enough reports and people put through. I have a house security system with video monitoring being added to the house with some good protection on the doors and some windows. But we will see how it turns out, they seem to be placed on the bottom half corners of the estate, im happy i am not right next door to them but otherside of the area - but anything can happen! Only advice I'll suggest about your house design without seeing your plan is, I'd just make sure you have a lock up garage and not a car port. Today went better than expected and got the land lot all signed and deposited for! Was abit, not nervous, but thinking what to actually expect and what questions he might ask and so forth - but was quite straight forward with just explaining the contracts and just transferring the lot to our name. Got all the finance done and will have it all sent in tomorrow then organize another meeting with the C Homes rep and finalize the plans to be sent in to land agent for authorization and approval. The overall process so far has been smooth, thanks to the people i have been talking to and organizing it all with Have gotten instant replies (unless they have been in another appointment) but happy so far! I met one of my neighbours last week and she seems lovely, so fingers crossed for my other neighbour! I signed up months ago, so all i'm waiting on now is for council to approve me plans and hoepfully have a slab by Feb! I'm building with Wow Homes, theyre only small but I have been pretty impressed with them so far, easy to talk to and same say reply in my emails. Im in Lot 8934 (2 down from you). Starting to like Bordeaux Lane! A sense of community is starting to shine! Hope you had a good Christmas then with all the chocolate! (im still eating mine - shouldnt of left it out of fridge, all melted ). I havn't heard of WoW Homes, they have a nice selection of designs etc for you to choose from? As long as they are good to talk to and they relay messages between yourself and them then thats good! Update: 28 December 2012 Went to broker and handed in all the paperwork and should get the Pre-Approval letter by end of today that can be sent to the land agent and builder. After that i am hoping to see the final design plans from the builder then get them sent through for approval . The ball is moving! Have yet to see or meet anyone else there snooping around like we have haha. I just chose the basics for my house, doing my floors, paint and window coverings myself to save some money as i'm building by myself so I wanted to keep my loan as low as I could! Look forward to reading your updates, cant wait 'till we get slabs down!! With regards to security, I have 2 large dogs, one trained in protection training and the other is 55kg so is intimidating enough to most people! And I also do shift work so my hours are everywhere and I come and go at all random times during the day/night and also walk my dogs late at night if I finish late. So we got the same neighbour, that's good, i got myself the parkway as my other next door! Haha thats good keeping costs down. Im also keeping the costs low as we could. But will include some floor packages etc to make things easier and better for startup. I work shifts aswell haha, mornings, night, afternoons etc - so ill be coming and going at different days at the night too lol. Im hoping for a slab to be down around Feb/Mar time aswell, all depends on how the approval of plans and so forth go. Ill be reading your updates aswell . Seen your pictures, good dog you got there, that the one with the protection training? does look intimidating! But i am sure very friendly. Thank you so much everyone. This all makes a lot of sense.
