Browse Forums Building A New House 1 Dec 24, 2012 11:43 pm Hi everyone, I really enjoy reading everyones posts and was hoping someone may be able to help me with some approx prices so we dont get a shock at prestart We have our land and are in the process of choosing all our colours etc and awaiting our prestart hopefully by the end of January, we are building the Hayman with some changes turning our office into a fifth bedroom. Im finding it quite difficult to choose colours but the forum has been great to get some ideas. The things we are hoping to upgrade and would really appreciate any help on approx prices -upgrade to diamond gloss benches throughout the house -double power points -tv point -external gas point in alfresco -shift the manhole into the garage -also the allowance we get for the floor tiles is $44 per sqm can we choose something the same size and price and not get charged anything extra Im very confused on this one, the choice of floor tiles we were given is only about 6 and none of them are colous that we like so it is a little dissapointing given we are paying over $5 grand for the floor tiles. The prices for changes and upgrades vary from builders but I can share what we were charged. TV points $170 Double power point (GPO) $62, ours were almost all double as standard. Waterproof double $140 I think we had diamond glass for benches as standard (I know it was in the bathroom) To get silk finish laminex for cabinets it cost us $270, I think Shifting the manhole $67, not sure what that covers.... For tiles we went to crosbys and they pointed out was standard for our builder, we picked tiles that cost the same as the standard but were not standard sizes (300x300 for the floor and 200x400 for walls and 100x400 kitchen splash back) the tiles are provided at the same price but we got charged additional laying costs which was about $500 for both bathrooms, kitchen splash, laundry and WC. We're we're happy to pay that to not have the basic 200x200 tiles. Things to consider is do you want the soap dish tiles? If not delete them! Does your builder do plastic or chrome floor wastes? It isn't much to upgrade but it makes a big difference! Good luck with the build! Look forward to seeing your plans and following the build! Re: Building with the Home Group WA- Byford 3Dec 25, 2012 1:09 am Thanks fmac for the reply, we have learnt it is very expensive it seemed like every time we spoke to our broker there were additional things we had to consider which involved more money, we are hoping the upgrades dont cost too much as we have a very tight budget, we have waited such a long time to get a deposit together, it would be nice if they could give you some idea but they will not budge at all, we are considering not getting our painting done so we can get the upgrades and we will just paint ourselves, thanks you have been a great help Re: Building with the Home Group WA- Byford 4Dec 25, 2012 5:34 am with the tiles we could not find anything in the builders range to fit and if we went rectified tile it costs more . so we saved alot by buying our own tiles and getting the builders tiler to install in the wet areas and then paid a tiler to install in other areas and around the pool Re: Building with the Home Group WA- Byford 5Dec 26, 2012 6:03 pm Painting is one thing you can save money on by doing it yourself. Remember there are some things that can easily be upgraded afterwards and for less then the builder will charge! But other things are difficult to change afterwards. Come up with lists of must haves and would like, makes it easier to cut back after prestart if your over budget.
