It does create a few issues with the upstairs (stair location etc) but it would make for an excellent looking downstairs area. Have you discussed what floor system you will be using ? Just need to consider your wet areas up stairs. The plumbing from these rooms needs to be concealed (obviously) and that can impact the feel of the room.
