I think this is a terrific forum and thought I'd share my building experience this time around. DH and I are hoping this is our lucky last and will see us out until at least retirement Having built previously we kind of know what to expect but I'm sure there will still be some surprises along the way. Purchased block: May 2012 Signed PPA with Aveling: 30/06/2012 Prestart: 10/10/2012 Building permit: 18/12/2012 Final plans recd: 24/12/2012 Earthworks: 25/01/2013 - Slab: 04/02/2013 - Sewer and plumbing connection: 08/02/2012 Shed, WC: 11/02/2013 External Bricks, door frames, cement, sand, site clean 14/02/2013 happy Valentines Internal bricks 15/02/2013, rooms drawn on pad 18/02/2013 Brickwork: today it has begun, 1 wall constructed - window frames delivered, site power 19/02/2013 Footings repaired: 28/02/2013 Brickwork finished: 18/03/13 (apart from Walk In Pantry) Roof: Timbers delivered 19/03/13, roof timbers finished 9/4/13 - brickwork to pantry, library nook, side wall and fireplace now also finished Electrical: Intelligent homes cabling run in done approx 11/4/13, lights/power points done 15/4/13 Plumbing: internal and external 15/4/13 Gutters: 16/4/13 Colorbond: start 17/04/13 finished 18/04/13 Render: 23/4/13 - 27/4/13 Ceilings: 29/4/13 - 29/4/13 Painter: 30/4/13 gutters, downpipes and garage ceiling Window glass: 1/5/13 White float start: 2/5/13 - 8/5/13 Dining wall fixed and final cabinet measure: 2/5/13 Lockup: 9/5/13 Carpenter: 9/5/13 - 15/5/13 Plumbing: bath installed and plumbing ready for fixtures 10/5/13 Painter: ceilings, alfresco, all doors 13-14/5/13. Pest control spray in garage: 13/5/13 Site clean & garage floor: 15/5/13 Bricks cleaned: 27/5/13 Cabinets: 28/5/13 (most of them), kitchen overheads installed 12/5/13 Showers water proofed: 4/6/13 Stone bench installed: 5/6/13 Tiling: 10/6/13 - 17/6/13 Second render: 13/6/13 Intelligent homes final fittings, some electrical works like holes for star lights, taps & shower heads fitted, hot plates fitted, telstra cabling into house, garage door fitted: 20/6/13 Power point plates, all light bayonets, oven, toilets and insulation: 21/6/13 Site clean, cleaners, pedestal basin: 25/6/13 Flyscreens, kitchen cupboard patch up: 26/6/13 Walls patched up, laundry ceiling ripped out again (4th go to make sliders fit): 27/6/13 Painters finished front render, door handles fitted: 28/6/13 PCI, maintenance to all walls, windows etc, ceiling to fire place, ceiling to laundry finally fixed, soak wells installed (our own contractors): 1/7/13 Roller door installed: 2/7/13 Mirrors: 8/7/13 Second inspection, painters painting in wet weather, shower head reinstalled, star lights replaced, pantry doors fixed: 11/7/13 HANDOVER, final clean, laundry sliders installed: 12/7/13 ............. Re: Aveling Homes - our version of the beautiful 'Wellard' 11Dec 28, 2012 10:40 pm It's definitely easier for you to search for how to post a pic on pc or iPad/iPhone than for us to explain it. Short version though is download the photobucket app to iPad/iPhone, go to upload, choose existing or choose camera. Once it disappears from the upload area then go to albums and select the pic to be uploaded. Hit the i and then select the img code which auto copies the details then go to tapatalk and paste it where you want it in your post. This may not be the shortest/best way of doing it but it works for me. I love your plan SB and especially the WIP. We have our fridge/freezer tucked away in our plan too. I think we made dozens of changes to our plan before the final final final draft, but I wouldn't change a thing now, unless we win the big one tomorrow -:) who is building yours? There aren't many plans that are similar to yours and mine, not that I found affordable anyhow haha. Thanks for your advise on photo bucket too, will try and upload now. Cheers. My only comment about the kitchen is have you considered playing around with the stove and sink position so the sink isnt on the island? I tried to get mine off the island but didn't work with our plan. But considering your previous experience you've possibly laid it out that way based on experience! Also if your considering having your wir fitted out were using lifestyle wardrobes in wangara, haven't had them fitted yet but they were quick to do up a possible plan and we've paid our deposit, don't have council approval yet, and they'll go our before lockup and do an official measure so they are ready to fit when we get keys. I know others on here have used them. The price seemed reasonable and the guy even talked us through whether we actually needed draws in there or not and we don't so saved us money we probably would have spent thinking we should do it. Yes my kitchen has given me many sleepless nights and although I have built quite a few times, my silly obsession certainly hasn’t made me any richer and because of budget restrictions we have ended up with this home (I sound like a snob, it will be a lovely home ). This little princess would have everything under the sun in the kitchen, if she could afford it. The reason I kept the sink where it now, is that I like to watch TV or have a chat with hubby or friends while I’m doing tedious dishes. I would have preferred to have more clean workspace, which was your thinking too, but after relocating it to the shorter bench I changed it back again as I didn’t like looking at a wall.

Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Putting all this together was/is stressful, thrilling, all consuming to me and keeping within our budget was impossible but I'm glad we spent the extra money especially on the kitchen. I think it will work well for us with no kids at home anymore and the whole thing just having us in mind. Every room in it caters for our own needs 100%. Our new home is certainly not being built with for resale value in mind . ** This is where I've gone wrong on many occasions, haha **. Also, I had originally preferred a similar plan with Dale Alcock but the starting price was the finished cost it ended up with Aveling , full marks to them. Finding this forum has been a lot of fun for me and I will also eagerly follow everyone’s progress. Fun times ahead. Re: Aveling Homes - our version of the beautiful 'Wellard' 15Dec 29, 2012 6:05 pm I love your changes to the kitchen from the original! I spent hours with graph paper working out my kitchen. We plan on staying in the house we are building for some time. We have spent extra on getting the kitchen the way we wanted it rather then keeping the costs as low as possible. Though I do hope when we do decide to sell it are the small things we have done that would make ours stand out. Despite having very small minor bedrooms! This forum has been such a great source of information. Since we had no idea about building and the people we know who have built did it many years ago! Yes we had Lifestyle Wardrobes on our wishlist too(went to Subi Homebase) and their designs were impressive but we figured they may not be so happy to come all the way out to Mandurah. We ended up with quote from Strobe Built-Ins, he also came up with great ideas, including large closed in shoe rack with mirror. Not knowing his work we took a risk and recommended him to a friend - along with warning that we had not used him yet - but the feed back was fabulous. Fingers crossed both companies will do an awsome job. We also plan on staying in this home for a long time - have signed a 'bogus' contract to hubby, all in good humour - guaranteeing that I will never want to move again. haha. Our last home was beautiful (a Dale Alcock) and we sold it with very mixed feelings in a very bad market. We changed our mind about the sale but couldn't get out of it anymore. I think I have really learned my lesson this time and I'm going to love this home with all my heart. Your built has been going great guns hasn't it. Hubby would kill for your garage. The pantry/ Fridge-Freezer recess is showing on plans as 2510 x 2170 given us ample room for pantry stuff and hopefully even a small wine fridge in right hand corner (have left bottom shelf off). We would have loved to have cavity sliders as an entry but builder wouldnt quote on those. Shame! 4 14277 Unless there is something in special conditions the builder does not have to give you timeline.
