I live down the road from the display of the Wellard & have been in there many times cos it is such a great design. I was so set on building this with my husband as our second build, but due to the fact we couldn't get a block with a big enough frontage, we had to change our plans entirely. With all this space in Aus its strange that developers are going smaller and smaller. We were very lucky, although our block is only 600sq metres we managed to find one that allows us another 4 metres on the side which is perfect for the Wellard with the entertainment and living windows all on that side. Plus it lets me see plenty of garden and 'colour' when slaving away in the kitchen Good luck with your decisions. Whats the house frontage you ended up deciding on? Keep us posted. PS: did you know you can adjust the Wellard to a block narrower than 15.6 metres? Re: Building in Mandurah - the Wellard - serialbuilder style 83Jan 21, 2013 8:59 am Treeseachanger Every firing of every batch is different. That's the thing about clay bricks. We dithered so much on what brick to get, cos we didn't fancy running out to the yard to pick from the current batches....and we both wanted a different look from each other too. In the end we've gone absolutely neutral (limestone) cos hopefully they don't vary too much.... It's fair enough for there to be some variation but this was a light taupe brown brick that in this particular batch was almost black. How can that be let to pass? There is a house down the road from us that looks like they got that batch and it looks like their house is made out of dark chocolate. Kind if cool but not what I want for our house and would definitely not suit our colour scheme. I think for me it's just a worry that there can be that much variation and really what can you do once they're on site and started being laid? Unless you can afford to render your home - and lets face it, not everyone likes or wants render - you are left with a roof and window frames you like but the house brick could end up ruining the lot of it because it just doesn't match. I wonder how often this happens and how people feel about it? Time for another thread? Re: Building in Mandurah - the Wellard - serialbuilder style 85Jan 21, 2013 10:08 am We have ended up with a block that is 716sqm with a 15.1m frontage. It is an odd shaped, kind of pizza shape, with 24m at the rear of the block. We were lucky to end up with such a good sized block, it just happened to become available again while we were looking. We did have a few discussions with the guy at The Wellard, but with the changes we would have had to make just to get it to fit, we basically lost all that we had loved about it in the beginning. I guess it's down to luck and timing So it's okay if you like the batch. Also if one colour predominates in the mix you can ask your brickie to scatter those randomly throughout the walls, however, a friend of mine asked (and the brickie agreed) result was....she had a few lines of orange-tinged bricks in her sandstock cream wall................!! We were warned at Boral Homebase 6 months ago that everything coming our of the kilns had orange and pinks through it but had hoped that things had changed by now. The Salmon Gum for example was unrecognizable from the Home Base to the Boral display at Middle Swan (that display looked GREAT!!!!!!!!, would have gladly paid a huge variation fee to change) to what was actually available . There is no way anyone would have said 'yep that's the Salmon Gum'. It looked hidious, well in my view anyhow. Completely put us off from choosing bricks that were labelled "personal selection recommended". Re: Building in Mandurah - the Wellard - serialbuilder style 89Jan 21, 2013 10:29 am Yep, we chose an 'ordinary' brick last time 2009, it was supposed to be all 'ordinary' normal cream. Nevertheless it had sooooo much pink through it that I hated it every time I looked at it. It just didn't go with the ultra modern facade, but luckily we had opted to render the whole front. The Mallee we have gone for - fingers crossed because you can't see a lot of them through the stack - had a bit of brown in it which should go with the more country look we are aiming for this time. I think I'll start a thread on here so people can vent. ChristieK - I hope you don't have to change your new design too much. Re: Building in Mandurah - the Wellard - serialbuilder style 93Jan 21, 2013 3:11 pm Yes I'm hoping/aiming to have loads of bamboo, frangipanis, fruit trees, jasmines, plums, agaves, palms, ferns, agapanthus, basically a whole stunning, perfumed and tropical bunch of plants to make it look really lush and inviting. The alfresco will have additional undercover bbq and pizza oven area, some laser cut screens and Bali style geckos, lanterns, candle holders etc. I'm expecting the whole process to take about 2 years with this extensive wish list haha, which is about the time it took for the last home. I wish you could just click your fingers and fast forward to that time when everything is finished and looking gorgeous. You can tell I've never built before For us I think it will be a native coastal garden to tie in with the developers vision and to keep it on the low maintenance side. I have no illusions about gardens needing work though no matter the plants used. I do want a bit of grassed area for the dogs/future children and possibly a sand pit. Will have to have a shed sadly but will hopefully screen that off and pebbles for us are a no go due to the dogs so won't be using those. I do love the idea of an outdoor shower space and I definitely want a veg patch again and some edible plants around the place such as fruit trees.
